My closing of my existing house the i recently sold and my possession of the new property is on the same day. I rather chose this to avoid the hassle of looking for storage, temp place to live etc etc.

Any suggestions of how this can be planned, has anyone here done it in the past given that you will also have to be running around to the lawyers as well as ensuring the moving is taking place in the timely fashion, as well the ensuring the house the clean before you move out?

Any opinions?

Can't say I'm an expert at this as I have never taken posession of a new home, but from what I understand most of the time you get the keys / access to the new home late in the afternoon.

How are you moving? If you're doing it yourself:
1) Rent the truck starting the day before.
2) Load it up the day before
3) Get a parking consideration
4) Clean
5) Keep cleaning
6) Go to sleep on the floor (or a hotel)
7) Drive to new house and wait for keys

We did this last year in July and everything was fine with time to spare. We picked up the rental truck at about 7 ish and everything was loaded for noon. We had four people packing the truck but only two adults were living in the house. We were waiting around all afternoon for the keys, got them around five.

How about doing a bridge financing, that way you won't feel rushed.

you can bridge the financing for 90 days but your existing home must be sold firm before closing of your new house. Also, you can NOT close your existing home 90 days before or after your new home closing in order to port the mortgage.

We just did this last week. Our old house closed at 6pm and we got our keys from Mattamy at 3pm.
Here's what we did:
-Preordered a 24-26 foot truck with Ryder for an 8 am pickup
-Fed my 5 movers before they started packing the truck at 9am (movers were all friends and family).
-Truck was packed by 1pm after several food and beer breaks.
-Had my inlaws and mom help clean the old house once it was empty (prob 4 of us cleaned it within an hour)
- Were in the new house with our keys by 3pm
- Shot over to the old house for a last look and final sweep.

We had Mattamy working with us though, seeing as it was a new build we didn't have to wait for our lawyers paper work before we got our keys. Although once in the new house our lawyer confirmed both places had closed by 4pm. All in all a VERY busy day, but was great to get it all wrapped up!

At the end of the day make sure you have lots of help/movers/cleaners, are well organized and ontop of your moving progress throughout the day.
