Good Morning
I was wondering if anyone out there has done a private home inspection before their one year Mattamy warranty?
If anyone has have you found it worth the cost?
Did Mattamy have to fix everything?
Also any recommendations for a reasonably priced inspector?

Maybe Google - "andy shaw home inspector" for some references and other comments.

I have inspected well over a thousand new homes in Milton. Price is determined by the size of the home but most cost $319. to $349.

IMO, MOST of the time Mattamy will fix items that are warrantable. But, IMO they may put you through the ringer first and try to not fix some things that they are required to fix, and, quite frankly, IMO, and from what I hear, some of their warranty people are either incompetent or do not know their obligations to customers.

But, SOMETIMES legitimate warranty issues are never fixed because homeowners give up pursuing the repairs and dealing with the constant barage of dribble from some of their workers.

For example - I have documented many cases where clients were either given bad information regarding legitimate warrantable issues. Were the warranty workers lying ?? Are they incompetent ?? Can't say for sure. It's best to just be diligent and ignore the rhetoric and be persistent with them if necessary.

Sometimes, I and clients get the town involved. They then look at the issues(s) and then tell Mattamy to fix the problems. This happened recently with some poorly installed windows and with some important caulking issues at expansion joints on some stucco homes.

IMO - A proper and thorough inspection is like insurance. If nothing major comes up then at least you know everything is fine, but if something does come up that is significant then you would be crazy not to have that insurance.

Sometimes there are not many "major" problems but there are copious quantities of small but important code violations, missing items, workmanship issues, etc.

Sometimes during inspections I find health safety violations that can effect the health of the people living in the home or could burn the home down.

In this post - I am talking about Mattamy because you said you own a Mattamy home and asked how they would respond. I would also like to point out that some other builders behave the same way and run their clients around in circles with BS. This may also be because the warranty people do not know their obligations to new home buyers.

If the questions is should you get a home inspection done, the answer is YES absolutely. You may be surprised at what you learn. BUT make sure you go with a reputable inspector

I can safely say that we will definitely be getting a home inspection for the 1yr.

I'm a little handy, and am by no means a seasoned eye, but I managed to pick out 97 items for my 30 day warranty. They fixed about 75% of it after a few weeks of calling and emails.

In our situation, the people Mattamy sent out were kind of inept for the job that needed multiple visits and items replaced due to negligence.

If you hired an inspector for your 30 day inspection then I would say it's optional whether you hire one again for your one year inspection. If you've never hired an inspector then you would certainly benefit.

I highly recommend Andy from Halton Home Inspections who inspected my Heathwood home about 2years back. Found things I would have never expected or caught with my own eye.

I highly recommend Andy Shaw for your home inspections. I had him do my 30 days, 1year and 2 year inspections. I've also referred him to all my friends and family for inspections. Very helpful in answering all my questions and very knowledgable.

I recommend andy as well. Found stuff that was way more than $350 that I would have missed and had to do myself years down the road.

I think they are both good. We used John (haltonpeel above) and he did an excellent job. Repeat customer here ... using him again in April for our village home.
