Hi All, My basement laundry tub faucet, has a small (1/4" dia.) hose fitted between the hot and cold valves. This hose drains into the floor. There is a constant stream of HOT water coming from this hose. When I plug it, the water pressure causes the taps and spout to leak. There appears to be a lot of pressure, but that may be normal. I want to stop the continuous leak of hot water out of this hose $$$$$$$. Should I replace the tap gaskets and hopefully stop the leak? The house was obviously designed this way and the leak could have been going on for years $$$$$$. My understanding is it’s to flow cold water when the faucet is in use to prevent the drain from drying out. It also has a constant hissing noise because of the pressure of the hot water flowing, this can’t be right. I’ve purchased some new gaskets and will replace them tonight but I really don’t want to call a plumber if I can figure this out myself. Any help would be great. Thanks, Glenn |

Do you have separate hot & cold taps or single lever? Do you have a shut offs for hot & cold under the sink? If the answer is yes turn off the hot feed and see if it stops going to the drain. It sounds like the hot water washer is leaking enough to have water running to the drain but not enough to come out the faucet. The washer seat may be damaged from constant water flow so a new washer will not help. If you like I can come over tonight, PM me. |

I know, our last bill was extraordinary high and had know idea why. I might just need to replace the whole faucet if the washer replacement doesn't work. |
