hello - not sure if this is the right part of the forum to post this.

I have a question related to buying/Selling property in Milton and the realtor commission rate. is the split between buyer and seller realtor in general 2% and 1.5% or 2.5 and 1 ?

I know some part of GTA this varies so wanted to know .

Most Realtors push for 2.5

Many have scammy ads which sound better than they really are (incl one group who sponsors these boards and is not allowed to be talked about; hint he ran for office and sued a journalist afterwards)

It's negotiable. A friend who just sold his home here in Milton is getting 1% back from his agent.

what can't they just charge lesser percentage than charging a higher rate and then giving a rebate?

Good question. Not sure why they are getting 1% back instead of 1% off. Sounds like an arrangement between them and their agent. For all it's worth, they put up a "Coming Soon" sign. Interest was high so they took offers and sold it within a few days.

That's the point though
Advertising "coming soon to MLS" as an example is a total violation and results in huge fines if you complain

The sign is (obviously) trying to drum up advertising for opening day

Location: I live in Hawthorne Village and sleep in Mississauga!
It varies, depending on market conditions, location, estimated time to sell, staging requirements, house price, demand etc.
Best is to interview 3 agents and see what they have to offer then settle on one that you feel is the best fit.
In Milton as low as 0.5% on the selling side (plus 2.5% to the buyer agent) for a total of 3% to as high as 2.5% plus the 2.5% for a total of 5%.
Sometimes low is good and sometimes not. All depends on the net at the end of the day.
Plus don't forget if you're buying and selling through the same agent, most agents will offer a discount on the purchase. Sometimes as a
"gift" on closing to go towards new appliances, renovations etc or a discount on their listing commission.
