Hi!

Unfortunately I missed the early registration process altogether, but was wondering if anyone had any insight into possible closing dates for their town homes?

Also, will the Sales Centre still be open after this Saturday or will all the homes be sold out tomorrow?

Closing dates will not be made available until tomorrow, most likely the earliest closing dates will the last quarter of 2016 and into early 2017.

Sales center is open every weekday and there will likely be a few units (minimal) left over after Saturday but probably not what you were looking for.

Go in on Sunday at 11am when they open to see what they have leftover.

There will be another release of homes a week or two after they have sold the remaining lots just in smaller numbers.

I'm not 100% sure but since it is "firm and binding" I wouldn't be surprised if they take your money if you back out after signing. But I haven't heard of anything like that before.

Unfortunately I think the mentality with these releases is that if the purchaser is not going to have someone commit to the purchase on opening there's 100's of other people behind you that will so why waste there time. They probably do this due to the volume they release and build to streamline everything.

Also as rox272 stated they had RBC mortgage specialists on site for the opening so you can always speak to one of them. You'll still be free to shop around with mortgages afterwards as long as you don't sign anything with them. The most important part is that you're approved or can afford it.

If you choose to go ahead with it good luck this weekend!

To future Sherkston owners:

If you plan to take a cold room as an option, do not choose Georgian elevation, because you will not get it because of grade permit. I wish someone told us this when we were buying, now we cannot have a cold room.

Hi Everyone,

A question about a mortgage approval which is needed within 14 days of purchase specific to tomorrow`s Grand opening.

I am already approved for certain principal mortgage amount and how would Mattamy consider one as pre-approved customer?
Would they be looking for pre-approved principal amount + down payment (max 20%) MUST be at least equal and more than the home price left after deposit ($50,0000) paid right?

Wow, the price increased a lot from the last release. The $826,990 for the Perth is starting price not for the FRENCH CHATEAU elevation, right? if so the FRENCH CHATEAU elevation will be around $840k? This price now can buy some 50' house in the market. Crazy!

We manage to get lot 278, 34'. We started the day around 7:15 am and ended around 5:30 pm. We left and saw that there were around 50% detached homes unsold but there are still a lot of people inside Mattamy ofc.

Congrats on your purchase pong35! Wow that is s long day for sure. Definetly tires you out. The 34' size is new in this release I guess as they didn't have that in phase 1 or 2.
What is your closing date like?

Hi,
Can someone give me the address to the sales office? The main mattamy sales office had a sign saying this office is closed.
