We chose to upgrade our tiles in the master and do the glass shower. Its nice but I don't its 'fancy schmancy' :wink:

The PDI is only a cosmetic inspection, NOT a Home Inspection. A Home Inspection is done for the 30 day, one year, or both. During your PDI, don't worry about structure, insulation, heating and distribution, primer lines, isolated wires from ducts, roof flashings, etc., just concern yourself with scratches, chips, dents, poor workmanship, etc., with counters, cabinets, cupboard doors, doors, windows, tubs, toilets, floors, ceilings, walls, etc. Your PDI should last at least one hour for every 1000 square feet.

It's only worth getting a home inspection if the person who does it for you knows what they are doing. Home Inspectors that know what they are doing WILL NOT be fussing over cosmetic issues, they will be looking for issues like code violations, poor workmanship, and missing components to the home. Every week I find significant issues and deficiencies with new homes that the builder is required to fix. Every once in a while, health safety issues like HRV's sucking furnace exhaust into the home are found.

Your energy star home is actually more likely to have problems, not less likely. Faulty HRV installations are not uncommon and I can't tell you how many power pipes I have found to be installed incorrectly. Plus, builders would like you to think that your new home is inspected regularly, but if that was the case then why did I just come from two new home warranty inspections where one house, and among other things, was missing the dryer exhaust vent, the kitchen exhaust vent, the powder room exhaust vent, and the laundry room exhaust vent. The other house was great, it only had two roof building code violations at 6 locations, a leak that was only visible with my infrared camera, missing insulation, and a few other little goodies.

As far as group rates go - I have decide to just keep my rates low for all Milton clients. I often inspect homes in Guelph, Cambridge, and Brampton where a charge a 40 to $60. premium. Considering that I use infrared technology during my inspections I think my rate of $319. for homes under 2000 square feet to be very reasonable.

Still waiting to hear back from Carole guys.

We too inquired with Andy (halton home inspector). We liked what he did and used. We can't lie, we are fans of his work and are seriously considering him for our 30 day inspection (he says for the PDI just note the cosmetic stuff, dents, chips, scratches etc...).

However, we shall wait to hear from Carole, if we do not hear from her tomorrow, we will email her tomorrow evening.

my framewalk is for tomorrow! woohoo! They called me today to schedule it, its just funny considering we were guessing when ours would happen. So with that being said, I don't think you are too far off.

Well, crazy to think that we get our house in a month! It seems like there is still so much to do - I wonder how they can get it all done!
With all the things we've noticed just in the building, we will be getting an inspector for our 30 day.
Our tiles are only just going in. The floor tiles in the master ensuite were in and we saw the "matching" wall tiles piled up outside the bathroom yesterday....they don't match. Joe is looking into it for us as he agreed.

If you got the bathroom rough-in in the basement, check the placement.

Note the ductwork directly above our rough-in. There is not a lot of clearance and no way to put a shower, etc. in. The builder agreed and has said that it will be moved. There's lots to watch for! But good news is that for most of it, they seem to be fixing any issues - we got our basement windows all operational....but that washer dryer set up will remain a black mark, it seems.

Move in is coming so quickly!!!! What are all the things I should have done by now to prepare for the move.
Anyone have any recommendations on window coverings - especially those who have arched windows upstairs. I'm wondering the best way to cover those in my kids rooms so the light doesn't wake them too early!!

Hey everyone,

got an email from Carole (insepctor)

she just required information regarding the type of homes on our street.

I let her know that they are all detached homes ranging from 2000 sq ft to 3800 sq ft. I know some of you are waiting for answers, but the ball is in her court.

Hopefully, we'll get a quote soon.

Amabelle, I called my appliance guy and he will have the dryer door swing changed. At least now they will not open into each other. I'm thinking most appliances doors are reversible. Maybe just the dryers for that reason?

Hey GNAD- it's nice that he will switch your dryer door but it doesn't make a huge difference as the washer doors will not switch (except on one model in ELectrolux, that I know of) and without switching your washer door, you will still have to unload the clothes into a basket, close the washer door and then load the dryer so the dryer door is not hugely significant. We're going with stacking so we'll make the set up work for us. It's just an issue that they have been refusing to fix in phases before us so you would think they would change the design after the first complaints way back when. Oh well.

No framewalk for us yet, Joe said in a couple of weeks. It was nice to see the duct work was put in and no bulkhead in the kitchen. Although some of the floor ducts where put in weird spots. These guys who do this for a living do they not not live in houses? Floor vents in the middle of rooms or hallways makes no sense?
