Hey guys. Congrats on your purchase! Let keep in touch, it was a fun 3 days 2 nights but we got'er done! Its gonna be a fun 1 year wait till were neighbours... :P

TIPS
- Attend the Mattamy Decor store - Map
- As per Angelo, and correct me if I am wrong - If you ordered the 9' ceilings make sure the ducts they install are the 9' ceiling ducts as they are bigger than the 8' ceilings ducts
- screw down your floors while its being built - helps prevents creaking floors
- Take lots and lots, and LOTS of photos while its being built. They will help you in the future to determine where studs are and access points for future upgrades\renos
- As per Jayson, attend the Frendel showroom, who is the cabinet maker for Mattamy - Map
- As per AA:
1. Consider moving the hose bib to the front of the garage- it is a pain to have it at the back
2. Look at your floor plans and check out the direction the doors open into your rooms. For example, in the Juneberry, the door opens against the washer and dryer in the laundry room. You would need to close the door to do laundry. To switch the direction of the doors is free.
3. Consider deleting the ceramic bathroom accessories. If you want to change them later they often come off with the dry wall
4. Ask your design consultant about functioning windows. Not all the windows are operational. You may want to pay extra to have more windows open.
5. Consider putting in additional lights. There are some dark spots in our home now and it is worth it!
6. If you plan on buying the AC through Mattamy ask where they will put the unit, they tend to put it in the backyard.
7. Go to the design centre as many times as you can! I think Angelo and I went a million times before our appointment. It is good to look at everything a few times and go back and look at them again.
8. As you do your house checks from time to time while its being built, clean any garbage you find. Some people are finding beer bottles and garbage behind their drywalls because the workers are too lazy to clean up.
- As per Dave & Sandy:
9. You can request to have Mattamy use clips for the bathroom mirrors. This is so that it is easily removed and they do not glue the mirror to wall which is a pain in the arse to remove.
- As per Almaz:
10. Apparently, if you get 2 or more pot lights in the room, Mattamy will automatically do the smooth ceilings in that room??? Good to know, but need to verify the validity of this with Mattamy.
11. Buy your own water heater. You will save in the long run. Heres the info: Info in the thread
12. Make sure Mattamy is installing 3/4" bullnose at the bottom of the railing/top of the steps. Important if your doing hardwood in the future.
13. FYI, garages are NOT insulated in the front (above the doors) and on the outside wall not against the interior of the house, unless your neighbour is less than 1.2m from your home, then insulation is put on that wall as well for fire protection.

Council approves street names

Will it be Ernie Coombs Crescent or Mr. Dressup Lane?

The beloved children’s TV star, who passed away in 2001, was one of 28 new names approved for future street names by council last week.

Also included were Elizabeth Maw, who knit 1,000 pairs of socks for WWI soldiers, James Hanson, who fought in the Fenian Raids in 1865, and a number of local politicians who have served the area.

I can't believe we got 'er done! It hasn't sunk in yet. Looking forward to getting to know you all more until we are officially neighbours. I'm incredibly excited.

To update the list:
we are Lot #17 - Juneberry elevation B

As a correction to what you posted #1, last I heard,
Natalya ended up getting lot #3 and got the Red Cedar elevation B
Alex got Lot #4 - Red Cedar elevation C

Hope you all nighters get some good sleep tonight!

Hey guy,
Congrats to everyone who ended up buying today! We drove by the site right after and it looks awesome, the woodlot has beautiful trees and there's a clear view of the escarpment. We really are lucky.

More ideas for Dean's lot public use for all Coombs residents: community soccer field (natural gras, turf is not acceptable), community basketball court, pool, playground etc.

I'm going to sleep, did I mention I hated sleeping in the car?

Oliver says that you are all a bunch of pansies. He in fact is considering sleeping out on the deck tonight or going to hang out at Mattamy again and get to know the rest of the neighbours. And they may need some help bouncing and to help them keep their spots secure.
Okay, he wants to know if anyone wants to go set up tents on the new lots?

On the other note, I definitely vote for the community pool at #1. A soccer/football field will work as well.

Oliver just went upstairs to bed muttering something about naked Thursdays - I don't get it.

I've retired from the 'clipboard position manager'. I will camp, maybe next April-May??? I know we can have ball hockey games on the street or on my driveway? The pool is still...far, far, far, far...away...

Soccer and football would be cool.

Any other updates on lot selection?

My buddy grabbed #11 lot which was designated Walnut ONLY. But Amir grabbed #12 and put a Walnut on it??? So they let my buddy put a Woodlilly on #11.

The Coombs crew are insisting on a pool, #1. You'll have to find a way to make it work.
Need a way to cool off after the football games.
Although I heard somewhere that there is some bylaw or something that you can't put a pool into a new residential area for five years.

Camping in April/May? I'm sure if Oliver was still awake, he'd be saying, "pansy".

Congrats guys!

As a nosy neighbour from Wettlaufer, what were the premiums on 1-3,34 (I'm assuming all of these had some sort of premiums).

And while I hear the prices have gone up, how do they compare with what is on the website?
