What is the breakdown of closing costs?
in our case
9a, 9b, and 9c total cost is $2100
Tarion Warranty, $1050

On the top of that our lawyer has included charge of $350 for title insurance, another $400 for Ontario registration
What is Ontario registration?

Does anyone know the detailed breakdown of closing costs?
I want to confirm if our lawyer is not including and charging for un-necessary items

Rule of thumb is have 3% of your final purchase price ready for closing. You will be surprise how many expenses there are at closing and there will be unexpected expenses too (IE Moving, Take out food, tips and etc...)

Anywhere between 10 and 20 thousand. Obviously depending on the size of your home. Just make sure you dont get sticker shock and assume the high end.

Lancaster,

you are wrong.
Will you be happy if your house fraudulently gets title or does something to the title and your house is sold though you the legal owner on paper that you have?

The Title Insurance is meant to protect you for that. It will not give your house back, but you are paid for the house.

:shock: yikes, I hope no one takes this advice...

Take a look at how mortgage fraud works and you'll see why you always need title insurance.

Not purchasing title insurance is like leaving a $500,000 car in a parking lot and not purchasing theft coverage because everyone is supposed to know not to steal it... then being upset that someone stole it when they weren't supposed to.
