No wonder you hear of matt homes having roof leaks within 3-4 years!
Isn't there a code they need to follow??

From what I have read it is recommend but not required. Which really sucks.

Leave it to Mattamy to save costs where they can...but then again it comes with the whole " you get what you paid for " with Mattamy.

After one year gone, all the inferior workmanship shows up and it is your problem.

Yes, I always tell my clients "What you pay is what you get".

Mattamy used to have that good reputation, but it has slowly disappeared with this kind of workmanship.

Now you know why Mattamy prices are out of line.

They have cut corners in many ways (eg. now you have to pay for having a cold cellar).

I completely agree with Carl here on this one. Cost savings = Production.

If you are going to pay thousands of dollars, why would this not be done right the first time?.

Prices are out-of-wack for a reason.

In the building code they are only require to put a thin sheet on the west facing side of the roof. I knew they didn't do this base on my past Mattamy homes so my existing home I went out and bought ice and water sheets and paid the roofer to lay it down before they do the shingles. Glad I did it because last winter my neighbours had leaks when there were stong winds with down pour. My house was dry as a bone. When Andy did my home inspection, he said "hey this is not a mattamy workmanship, it's too good and it has ice and rain protector laid". I laugh and told him why.

^^ Hi there rrknight.

Eave protection under minimum code rules is only required on roofs with low slopes. If the roof slope is steep then it is not required. It is also not required on any roofs over areas with no heat like porches and some garages.

Regardless, the eave protection most builders use is just cheap tar / felt paper so it is virtually useless anyways.

Proper eave protection costs more so builders do not use it.

It's kind of ironic that a week ago I was at townhome in that phase and the second floor windows overlooked some other 9 year old Mattamy townhomes. In those homes the shingles were either already replaced or in dire need of being replaced.
