We are 1 year into occupation of our home and there is still condensation in basement walls. Does anyone know what mattamys responsibilities are with ensuring there are no cracks or no future mould issues for us? How many months are we supposed to run the dehumidifier for?
Anyone else facing such issues?

Don't be insulted by this, but run through a few quick things to be sure:

Is the condensation around the entire perimeter?
Are you positive you are using a dehumidifier and not a humidifier? (Are you adding water or removing water?)
Is your sump pump running often/ continuously?
Are you positive it's actually moisture? The insulation and vapour barrier often appears wet due to recycled content and/or overspray but when you touch it, it's dry.

You can slice the vapour barrier open to let it breath and dry out for a month, then use tuck tape to seal it after.

Thanks OddJobJay... appreciate the tips. We are using a dehumidifier. ..collecting water in the tub attached to thw equipment and pouring out. About 1 every 2 days. It is along the perimeter but also seeing puddle stains on the floor.
i dont hear the sump pump at all.

I will try the slicing... but 1 month...thats a long time given the home is 1 year old..

Are you sure they're not cracks in the foundarion? We had some of those that have since been taken care of.

Thats what im not sure how to identify. And i think Mattamy is quick to dismiss. The guy who came to check did not even make a tear in the insulation.

I've done this in the past as well, and it does work. Everything I read suggested cutting the vapour barrier in an inverted V shape.

How much longer do you think the walls will continue to release water?
Typically we should be good to finish the basement after 1 year...but this makes me terribly nervous.

I thought I had cracks, had the builders come in, sliced all the walls, it's humidity - it takes about 2 years at least, specially if you think about your AC running on high (cooling one side of the concrete that is dense) vs heat (we had 40 degrees at one point outside.) Rest assured your going to get condensation -

Dehumidifier on high for 2 years... it's the only way to do it..

forget about making your basement for a while :)

I've been seeing sweating on our ~5 year old home. Not as bad as the first two years, but still some.

None that I've seen. After adjusting the dehumidifier to a lower humidity setting it started drying up pretty quick. I tend to have the dehumidifier in the basement set to 35% when the sweat is visible. 45% for the rest of the summer.
