It appears that the 2-storeys are 'cheaper' as compared to the Phase 8 in June 2016

Phase 10 (September 2016)
Blyth = $514,990
Kingsbridge= $526,990.00
Normandale= $539,990.00
Springvale= $549,990.00
Parkhill End= $557,990.00
Tilbury End= $568,990.00
Startford Corner= $579,990.00

Phase 8 (June 2016)
Blyth = $541,990
Kingsbridge= $553,990.00
Normandale= $566,990.00
Springvale=
Parkhill End= $586,990.00
Tilbury End= $595,990.00
Startford Corner= $614,990.00

Is the price reduction is a sign of slowdown or location is closer to CN Tracks ?

I'm concerned about this too since we'll be selling soon! In the last release our Kingsbridge was 553K now its 526K!

I did receive an email a while back about different packages though, the standard only includes carpet everywhere, white, white appliances, etc. Then for $6,500 more you get things that were included when we bought our house (laminate floors, stainless steel appliances, fancier thermostat).. but that still only puts it at $532K. Hmm.. Strange! I'm surprised.

I'm also thinking where is the Condo Village home layout/site plan is? As per today's email, the price for Condo Townhomes starts from $420K but the website shows the Village home are starting with this amount.

Village homes are $420,990-$473,990. May be this site (Bronte and LSL) is going to be a condo complex with condo fee and that's why prices are lower.

Yes...these are all Condo townhomes and they all have a fee... Mattamy is paying 2 year fee complementary!

I agree with the posters that say that the condo fees have an impact. At 1,000 dollars a year and going up at the rate inflation it is an extra burden. Location closer to the tracks would probably turn people off too.

Are people just registering today? If yes, when would they be able to purchase. I'd like to see what is left but can't make it to see Mattamy this weekend. Any insight to the process is greatly appreciated.

Looking at the new mattamy release and it seems the 2 storey ones also come with condo fees
would like to know what is the resale market for these houses compared to the ones with no condo fees as all the other variables in terms of sq footage and size remain the same . i.e resale price of a stratford corner with condo fees and a stratford corner without condo fees.
any suggestion , opinion , advise is appreciated

I am unsure about the phase 8 price comparison and its location, but I would think a discounted price is due to the houses being besides the CN tracks. I would not ask for a premium for such a location.

it must be to do with condo fees as all the homes are to be built as condo homes.
