Hey Everyone,

Thought I could start a thread for all of us who bought on Laking Terrace.

We can all share in our excitement and talk upgrades and exchange info!

We bought "Windsor" "Craftsman "elevation closing June ,2017t

Our lot # is lot 004-02. We chose fireplace, super shower with four bedroom and alternate kitchen layout. Which one did you select? Do you know is there any option in upgrades to select 9th ceiling.

We got 21-2
-Alternate Kitchen
-Basement Rough inn
-Fire Place
-4 bedroom
-Super Shower


No townhouses don't have the option to go 9 ft celing.

We are lot 21-03 Normandale Model, anyone had a design appointment yet and are you looking to get hardwood stairs?

Hi Erum
we are lot 22-2 Normandale as well and our DC appointment is coming in two weeks. We are looking to get hardwood and smooth ceiling at least..

Hi gbharj,

Good to hear from you. Our DC appointment is Oct. 18. What architect options you went with. Our is alternate kitchen and Rec room ready.

We are contemplating whether to get the staircase hardwood or leave it carpeted and taking knee-wall out. What options are you looking to do?

Mattamy quoted for hardwood in oak with kneewall out and stained around 4K, wondering if this makes sense to go with the builder now or do it after closing?

We went with rec room and didn't choose the Alternate layout. I will add the island later after the closing
We are thinking of the following
- Hardwood Stairs (Oak)
- Upgrade carpet to 40 oz and may be 1/2" underpad
- Laminate on the upper level (Hallway)
- Smooth ceiling on main level
- Extra lights with switches (2-3)
- additional 3 way switch on upper hall
- cultured marble on Main and master washroom( may be upgraded faucets, not sure)
- Double sink in Master
- Ceiling tiles above shower (Horizontal layout)
- Add few USB plugs
- About the Kitchen package, so far we are thinking Grande Layout.
- Gas Line for Kitchen appliance
- Whole house humidifier (May be)
The knee wall length is minimal, so removing and getting pickets will not make a difference for us.
so far this is the list ...Which options are you guys thinking ....

Pantry 24'' deep
Shorten upper cabinet for microwave over the range
Kitchen Island Color change
Oak hardwood Stairs
Change Stair Picket to Square
Upper hall laminate

MAY BE:
Laundry Connection for Stacked Appliances
Relocate Laundry Tub from basement
Mirror Slider Bedroom 3
Fridge cold waterline (depends on the appliance)
Relocate Hose Bib
Valence Light Rough in
Frosted class insert for corner angled kitchen cabinet (depends on how much cartier quotes)
Extend central vac rough in to garage
Plasma Ready Wall
Faux Kitchen cabinet (depends on how much cartier quotes)

Will you relocating the laundry tub on second floor?
Will you upgrading your kitchen cabinets?

We will do the countertops, backsplash,valence, pot lights, AC and garage door opener after closing. This is our second home with Mattamy and I find its lot cheaper to do these things after closing.

We are keeping the laundry upstairs.
We are not upgrading the kitchen cabinets. ( I think its too much money)
I agree with the other upgrades to be done after closing

Houses Delayed

Our 2nd Tentative Closing Date is September 6, 2017.
I heard the 3rd Tentative Closing Date is coming as well which will be mid of October 20017.

Hey Future Neighbors!

We are lot 7-6 on Laking Terrace. We have a Normandale model. Original closing is September 20th 2017 but after speaking to the CCR and seeing the progress of the site it looks like we are going to be delayed too. Hopefully not too long though!
