Hi everyone. I just listed a beautiful home at 390 Nakerville Cres on the escarpment. Approx 1700sf, maple hardwood floors, open concept, maple hardwood stairs and dark maple kitchen cabinets. Only 3 years old and professionally landscaped with aggregate concrete curbs and walkway. List for $459,900 - definitely worth a look. Wow, great-looking home inside and out. You helped one of my neighbours across the street sell his home very quickly too. Amazing that these homes in town continue to get snatched up in short order at half a million a pop. |

There have been a wide range of 34 Plan 3 sales, most recent ones were in the $450s, but a few way over: 342 Schreyer got $470,500 back in April, but that was only listed on the Oakville/Milton board which not all agents have memberships to. Same with 373 Treend which sold in June for $471,000. 264 Ruhl was on both boards and sold for $498,000 back in march, another 34 Plan 3 but that one had a basement apartment (walkout) so you can't really compare. 484 Tyrone got $456,000 absolutely basic, 2 months ago (carpet, no island, no spa ensuite), but again it had the wall, door, and closet for the 4th bedroom instead of the loft. There are others too, but with premium lots, etc. Cliff's was an Elevation A 3 bedroom model. This indeed was the highest for the Elevation A of the 3 bedroom version |

Why not have full access to all these boards so they can benefit the buyers and make every agent that much more empowered? I'm only guessing here but it probably has something to do with fees that each board charges (did I say cash grab?) |

Partly, you got it. Some could argue that many of our governing bodies in the industry are about the cash grab... at the same time, what gives me the right as an agent to have broker access to listings in say Peterborough, when I don't contribute at all to the Peterborough system via membership fees? On the other side of the coin, knowing this, it is a good reason to use a local agent for the deal you are involved in - to make sure they have access to the info, AND the local expertise to properly represent you. Those of us that do volume understand that multiple memberships are a cost of doing business, and we don't complain about it if we are doing any business at all in these areas. |
