Hello
Question for all the real estate friends here .
just wondering how much would a 2013 built 3 bedroom end unit moonseed end go for?
laminate on dining , blinds , backplash. no other upgrades.

It depends on a couple of factors, of course timing and the market are big variables, but also very important is location and elevation. The elevation with double doors to the balcony is certainly more desirable. The colours of cabinets and flooring can have an influence as well. The other variable depends on how close you are to the train tracks, if you have a nice view, if you're facing a park, etc...

There's a range of ASKING prices our there... Seems that your unit would fall in the range of $340,000-$355,000, again, depending on location.

I would think more or less $340-350,000, based on what you say since there are very few upgrades.

But your location can also come into play when listing, and you did not mention where your town is situated.

Ariel's bang on - it is actually quite easy to get near to (or even over) $350k with these units right now as the demand is through the roof. A couple months ago, I sold this one in multiple offers, listed at $350k, and it was nice, but not loaded. A couple months later, demand has pushed these even higher.

One thing that hasn't come up yet -- Sidewalk, or 2 car long driveway? That's actually a big factor when there are others listed for sale. As Ariel mentioned - location / phase is a big deal as well.

Based on your other post, you're looking for a 2 storey townhome and you're wondering what your Moonseed is worth to help you decide when the new release comes out? To be safe, use $350k for your budgeting, make sure your house is clean, and your agent will stage, market, and do the rest for you. :)
