My home is a Mattamy Amesbury with some upgrades (about $25,000.00 worth)
I will probably consider selling it in the next 6 months so I like to know an accurate selling price
as of these days JAN/2014

Would anyone be able to share thoughts on this ?

Fall 2011, appraised for $369K prior to finishing basement, similar upgrades.

I assume you meant Fall 2013 :)

With Boltons easily into the $380s and up, and some Emerys actually cracking the 400k mark, Amesburys are obviously just a touch behind the Boltons. In a low inventory market like this, just having "upgrades" doesn't mean AS much, but presentation and WHICH upgrades sure does. Consider yourself likely in the $380s, depending on competition, as well as the important things Ariel mentioned (location / condition etc). Also important when inventory and competition starts to rise: sidewalk or no sidewalk?

Since you're looking at selling in 6 months, I hope this helps you out for your planning - feel free to share with us some of your upgrade choices and colour choices. $25,000 can go a long way, but waht matters most is WHAT you spent it on.

Nope, bank appraised for mortgage in 2011.

Still, that's high for a bank appraisal in 2011 - impressive!

Hello everyone,

Thank you all so much for your input.

Following I will try to address each:
(kgbrunn):If I sell I may opt for getting an agent's help, for I can not do it myself.
(I will need to do some research as to whom to choose).

(Kormendy): Thank you for the offer. I will keep you in mind when needed.

(Fred D): thanks for your advise/help.

I have counted minor changes/adds (e.g. Living room switched with Dining room, replace kitchen
center piece with island counter,installed kitchen stone backsplash) for a total of $25G;
however, Mattamy's upgrades count for about $17G and they are for hardwood on main floor,
railings on stairs up, ceramic on ensuite bath ceiling, remove countertop backsplash,
garage door to interior; Appliances upgrade to high-end SS

Premise location is in the Harrison area (by Derry/Scott Blvd). It is Mattamy Phase 3 and will
need re-painted and probably staged before listing it.

Having that Fall 2011 Bank appraisal of $369 and above upgrades, would it be fair to say
a selling price of around $370-$375 (?)

You are definitely over $370. $375 would be an absolute MINIMUM right now in my opinion. Thanks for the details - sounds nice!
