I will be putting my house for sale late spring build in 2010 close to Derry and 4th line. Could someone please give me the possible starting sale price?
Unfinished basement
Stainless steel appliances
Dark Hardwood floor on Leaving Dining and Stairs

Hi Raza,
There are so many factors in place here -- obviously location and lot size, but also things like condition of the home, other upgrades / decor choices, landscaping, etc. You've left out a lot of important information here, so if you don't want to go through the hassle of bookings home evaluations with realtors, maybe reach out to a few and give us more detail so you can better nail down a smaller range. If you don't want the home visit, I can even book a skype call so you can 'show me' around your house that way.
Right now, there could be a 50-70k swing based on the lack of information, and might result in a huge letdown, so the more information you can share, the better. Email fred@fredhelps.com anytime, or any of the other good realtors on here too are always happy to help (Myself, Lisa, Erik, Ariel, Charltons, Hunter, Barron, etc etc.. ). If you did want that really big range, I would say approx $560-630, but like I said, there are SO many factors at play which make that big range almost useless to you if you're working on your budgeting.

Raza,

I'd agree that Fred is spot on in his comments and assessment on this. Without seeing the home and/or getting specific details on the home, it will be difficult to give you the value on it. Another factor would be timing on the market… What is the supply and demand like when you decide to put the home on the market for sale? What are your expectations and your needs? Assuming you're looking at the next 30-60 days, you're in a good position considering there are not many homes like yours on the market for the active buyers to purchase. It's a tremendous floor plan and it sounds like you have some desirable upgrades as well!

Your best bet is to get a few local agents (names that Fred mentioned, including himself and myself) to visit your home for a consultation
to get a couple of opinions. Most will gladly visit and provide you a no-obligation assessment - even if you decide to try selling privately.

My range is much like Fred's on valuation. I'd say that the number will likely be $58x,xxx - $62x,xxx… Anything more detailed requires more information.
