Sorry for the slow update on this one - it did only take a week to sell, but here's the update post: OK this record is a little silly to mention - but it is true - this is the most an inside freehold townhouse with no finished basement has gotten in the Scott area, ever! The best part is that it is only a 3 bedroom approx 1600sqft (Only 1 inside town has ever gotten more, with a finished basement on Aird) The point I wanted to make by mentioning this is NOT to brag about a silly category record, since records get broken all the time... but to ask WHY and HOW they get broken. If you have the proper staging, decor, marketing, and most importantly, TIMING, challenging and breaking records is not an impossible feat, even if you don't have all the features and upgrades your competition has! It is also a good argument for never underpricing. (There is only one situation where you should under-price in my opinion, and this is not it) Just because a larger home with more bedrooms, or more upgrades, or a house with a finished basement got more, doesn't mean you have to go spend thousands on finishing your basement to compete (you should never do that)... there are ways to extract value without spending a DIME out of your own pocket. Email me anytime to ask how - DON'T waste money on upgrades before listing, as only a few of these jobs actually pay off, while proper staging, marketing, timing, and negotiation can handle the rest.
