Quick closings preferred!

Hi all, I have a client looking for an entry level 2 storey townhouse in and around the 400k mark.
If you have an investment property with a tenant leaving, or are selling yourself and looking for a quick close, my clients are willing to pay market value (no silly lowballs, fair for both sides) to be able to take possession relatively quickly.

Inventory is low this time of year, so why not try the villager and a few other avenues just in case.
