Unsure if its been posted again (I swear I searched), but if you haven't gotten a copy of this, I found it useful. Was sent to me by Mattamy (apparently people see it in Mattamy U) but its interesting to see the schedule so you can track how your house is doing in relation to what they expect.

Us as well, ShazadMirza. We were just in on Saturday and they had just finished painting. Still a lot more to do with just around 3 weeks left.

Just got confirmed last friday of closing on time.
But true. Their schedule is way off. Makes you nervous to the very end.

Did you get closing confirmation at 105-110 days ?

We are closing October 29 ( hope we are not delayed again) and we are at the 112 days and so far no confirmation. We are excited and nervous :)

Aaa. Got confirmation 90 days out. (As per sale agreement)
We had a specific date listed as july 3 for notification. I wrote to our cust. Rep almost everyday last week and finally got c onfirmation on friday. Ofcourse she was very prompt in replying daily but we didn't get notified till fri.

Just read your msg again... you have to wait again for the 90 days prior to new closing for confirmation.

Hopwfully thiabtime youvwill close on time. Good luck!

On an average, how many days before the closing date would the framing start? Our closing is in 113 days and there is nothing built except the foundation.

We've already been delayed by 4 weeks from our first closing date. Hoping it doesn't get delayed any further.

We did not get the first floor framed till 90 days out. Roof framed 60 days out.

It is surprising how fast they can work - and I don't believe they necessarily rush the job. But it seems that although we thought we would be delayed - they just scheduled the trades to work on a daily schedule vs. weekly.

For us:
60 days before closing - Roof Framed
55 days before closing - Windows all installed
50 days before closing - Ductwork - Ventilation installed
45 days before closing - Electrical, Communication, Plumbing Installed, Roof Shingled
40 days before closing - Frame walk, Bathroom Tubs / Showers Installed (Roughed In)
35 days before closing - Insulation Installed
30 days before closing - Drywall Installed, Stairs Installed
25 days before closing - Drywall Mud/Taped - Brick Started
20 days before closing - Ceiling Smoothed / Stippled, 1st coat of paint applied, Brick Complete
15 days out - Railings installed, ceramic floors started, electrical switches installed
10 days out - All tiles installed, hard wood installed, garage spray foamed and drywalled
5 days out - kitchen installed, light fixtures and cover plates installed, stairs stained

We are now 3 days out and have our PDI tomorrow, siding on the house still needs to be completed.

Hope this helps and you are not further delayed....my case is probably the most aggressive schedule I have seen thus far.
