Post subject:  Second Floor 9ft ceiling
Anyone with second floor 9ft? or even not then any feedback on 9ft ceiling on second floor. I saw a house with 9ft and was look nice. Not sure 6.5K worth to have this upstairs. I heard it increase heating bill too. Is the increament significant?
Appreciate input.

I have had 9" foot ceilings on the second floor and I love it. In fact, in my new house i have paid to have it again.

it has to be what you prefer.

Thanks for reply. Do you know if Mattamy gives taller windows and doors across all rooms.? Also would it impact resale +ve or -Ve? I have bought this house to stay for long term but never know :). BTW I got shadebush Elev A. Any feed back would it looks good upstairs. Never experienced 9ft cieling before so can't set preference now :D

I would agree with silentjay.

In my last home, what mattamy told me is that technically you are not paying for 9" ceilings but in fact an extra foot (we used to own the stansbury) and one of the rooms came with 9"foot on the second floor. Since you are actually paying for an increase by a foot they could not raise that ceiling section to 10 feet (they actually reimbursed us some of the money).

That being said, I haven't actually looked at the Shadebush but I can say this. We just bought the Red Cedar and now that I have lived with the 9" foot ceilings on the second floor I would never go back to the standard 8 foot ceilings. The windows and doors are extended to look proportionate to the height of the ceiling.

In terms of resale, I can only see it being a positive because as it stands now how many people won't even buy a house unless it has 9" foot ceilings on the main floor.

That extra foot on the second floor just makes the house appear larger and it opens the bedrooms up more.

On the main floor, go for it. Second floor, waste of money. Pay less for smooth ceilings on the second floor instead and you'll have the same effect.

I disagree but every person has their own preference!

I took a look at the Shadebush you attached and I think you would be happy going with the 9" ceilings, especially in the open computer area on the second floor.

Like I said, what do you like? I like areas to feel spacious and more open.

^^^ Agreed. We went into a 2600+ sq. ft. home that unfortunately had 8ft. ceilings on both the ground and 2nd floor and it was kind of clausterphobic.

In addition to your own comfort while living there, resale usually focuses on things like amount of natural light, space (9ft. ceilings will help with spatial interpretation), and ammenities.

Thanks Guys. I am taking chances and have signed for 9ft cieling option. Thanks Silentjay and JohnShelley for your input. Thanks for looking into layout too. I also get more intesrested because of computer area. That's what I though 9ft cieling would make that area feel more spacious.

Good decision! The taller windows are totally worth it and the extra height in closet space is nice too. This will sound funny, but it also makes the shower feel more spacious (less cave-like).

Thanks. I never thought about cave part of shower :). One question, it says on upgrade option that taller windows are included. However, another clause says windows need to confirm by head office. I asked sales lady and she said they don't don't do only if some architectural reason. Should I worry about it or leave it? I will goto sales office and see if they can confirm now.

I wouldn't worry about it. I've never seen a 9foot 2nd floor addition yet that didn't have all taller windows ... chances are slim to none that there'll be some unforeseen architectural reason they'd need to lower a window in your place. It sounds like just a standard CYA clause that they put in all contracts.

Since you have decided to get the 9 foot ceiling are you also getting the larger door frames. This was the deal breaker for me. We really wanted 9 foot ceilings upstairs but when we were told of the price of the door frames we backed out.
Now looking back I think we should have just got the 9' for and paid to get the door frames done too. I wish they offered a package deal for the door frames. I think it $350 per door frame and we had 14 doors up stairs. :shock: or something like that.
