Hi Newhomebuyer01,
I had my DC appointment about 2 months after I purchased my home. For the upgrades, you require a minimum of 35% downpayment on all upgrades under $50k; $50k+ you'll need 50% downpayment.

Also, upon purchase, you'll need to put down $35,000 to secure your lot. This is paid in installments over three months. ($10k on the date of purchase, $10k+$10k for the next two months, a final $5k for the third month).

does the 35% downpayment cover the design centre upgrades as well as the archtiect's upgrades??? or just the design centre upgrades???

The architect choices can go directly onto your mortage without anything down as it gets immediately built into your purchase agreement. The DC upgrades require the deposit.

I believe the design centre upgrades can also be added in to your mortgage. After paying 35% down obviously.


They can get built into the mortage, but you have to put 35% down (if its under 50k in upgrades). With the architect choices you can build it into the mortgage without making a deposit.
