Does anyone know how much mattamy charges for a hardwood Oak staircase? I am doing some budgeting right now and want to be prepared when the time comes to hit the design centre... Also, can anyone shed some light on the value of putting 9" ceilings in the house? Mattamy is charging 7K for it. Would anyone care for it when buying a detached house? Is the price of my house going to be appreciated by 20K more becasue of that when I plan to resell it? Any advise would be appreciated. |

Pricing on oak stairs depends on the model you have, bc some models have more railings and posts on stairs than others. Ours was around $3000 (with stain) if I'm not mistaken. |

Thanks Kato for your quick feedback. My house is around 2250 Sq Ft. If the cost of staircase is around 3000, then I am golden! For some reason I had another 7K in mind for hardwood staircase and with the 9" ceilings alone I was seeing a grand total of roughly 14K (without any other upgrades) Any ideas on the value of 9" ceiling on main floor? Should I bother? I will already have hardwood staircase and fireplace as upgrades.... Oh and also, my house will have coffered ceilings, so given that would it be wise to have 9" ceilings? I dont want bulk heads touching our heads (not that I am 6 ft tall for that matter |

Higher ceilings anywhere in the house is always a good thing to have and a good selling point regardless of the size of the house. Remember, you can't raise the ceiling once the house is built, so it's now or never! |

I know it makes the place seem larger. Also, with 9' ceilings, I think you get more cabinet space in your kitchen. Hope that helps! |

I live in a three-storey townhouse with two flights of stairs and my oak stairs were also about $3,000—but that was two years ago so the cost might be higher now. |

I was quoted $3,000 + roughly $1,000 to stain the oak staircase of our 3,100 sq. ft. home being built... Add another 500-1000 to your budget if you want to alter the rail style, post style or pickets. |

Thank you again Kato! Also thank you N and S, Linda, Sandeep and Prosbuyer for all the input! I really needed it to make up my mind. So here's what I am thinking: Get 9" Ceiling and Get Hardwood Staircase - this alone is going to cost me around $10K give or take I am dropping the idea of getting a fireplace (it is another $4K) due to price and the fact that I have a 3 month old baby. So last question, would it be a show stopper if I drop the fireplace or in other words, is it a must to have? Would it be safe to have a fireplace with a crawling baby around? Yes, one flight of stairs from the main floor up to the second, then another set from the second floor to the third floor. |

As for the safety features, most come with a metal screen in front that prevents small children from burning themselves on the hot glass, if it does not you could buy a hearth guard for under 50 dollars so that should not be your deterrent. We elected for the 9' ceilings and oak/stained staircase as well, came out to a hair under $10k in our 23xx sq. ft detach. We elected to skip the fireplace since it was a little over $4500 in our model. A natural gas fireplace is nice to have and does add some value to the home, but we elected to put money into a glass enclosure shower (not just the glass door). As a side note, I bought an electric fireplace over the holidays when one of the big-box stores were clearing them out at 50% off in addition to the clearance price, ended up paying about $450 for the super-mega-ultra-hyper-deluxe fireplace/mantle. |
