How much (in a % of their home price) do people usually spend on upgrades (at the Design Centre)? Just thinking that even though we hope to stay in the house for a long time, in case a situation comes up where we need to sell the house somewhere down the line then what is the optimal amount to spend on upgrades so that the house sells well without losing the bang for your buck spent on upgrades?

I don't know that there's an optimal amount. It all comes down to personal preference and budget.

Home buyers are finicky, especially now that interest rates have gone up. If you upgrade the house to your personal preference then the next buyer for your home would most likely be someone who has the same style preference as you.

Personally, I would do the upgrades that are difficult to do after closing. Structural upgrades like 9' ceilings, larger basement windows, 200 amp circuit, cold cellar, fireplace, hardwood stairs. Everything else you can do yourself after closing.

I wouldn't do ANYTHING with the builder you can do after, unless they are giving it free or at a REALLY reasonable price. They'll hose you and use the cheapest labour, which will end up with not the best jobs...
