Does anyone know when you request the hardwood upstairs if they'd be willing to give you the carpeting separately? Afterall it is technically yours as it comes with the house...

I believe the pricing for hardwood takes into consideration that there will be no carpet. It is just the extra cost for hardwood. So technically you have not paid for the carpet.

the trick is to tell them you'll order the hardwood through them if they give you the carpet for free in rolls. Tell them the markup on the hardwood is crazy throough them and you wont spend $15,000 extra on hardwood and just do it after you close for $4000.

Hmm I plan on getting hardwood installed on my own so I'm going to ask them to not even lay down the carpet so I can save on the labor cost of the contractor ripping it out. Maybe in that scenario I'll get to keep the carpet. It's a stretch but worth a shot regardless! DC Appointment in 2 weeks!

I just divided the cost of my home and upgrades by the square foot of our home cost $196 a foot
That's not a bad price for what you are getting

You have to also remember this price includes a fully serviced lot, paved drive way and graded grassed yard
It is not only the price of built home

On average a costume built home will cost 195 per square foot
But you must purchase the lot on top of that cost
Service the lot with hydro, sewage, cable, phone
and landscape the driveway and properly grade your yard
All these extra's add up to far more then what you paid to mattamy to build the same size home
