Hello,

Did anyone book home of Mattamy Phase 17 ? I have not received yet my guide for design centre since I booked my home of Phase17 in May. Also visiting the site I wonder to see that no excavation work start yet.

Any comments for this Phase 17 homes?

We are in Phase 3 and from our experience there will be no excavating until 90-120 days before closing.

If you close early next year they may try to excavate early before the ground freezes so that may be different, however with homes being delayed at the very least a month in Phase 3 & 7 I am not sure how it will impact phase 17.

We were lucky and close in August and did not get delayed, however some July and September Closings were delayed to one month later.

One word of advice is; do not list your home until you are less than 90 days before your closing as no one can guarantee you won't be delayed and greater than 90 days before your closing is not firm. I met a few home owners that have to either rent or live with in-laws since their house was delayed at the very last second.

SnS86 I have a question. Lets say you are notified of delay in closing by 45 days. Does that mean you have to wait again for the 90 day period to see if there will be another delay or is it now a firm closing?

As per the Tarion form Mattamy will have to again give a notice 90 days before the second closing date

Could you please give some detail of your new home? I mean do you received your home as per your choice because I am afraid of reading many mails about inferior structure built by Mattamy.

I wouldn't worry - I believe it is a game of numbers when it comes to what you hear about Mattamy. They may not be the best - but they are not the worst.

Using Tarion as the reference - Mattamy has built 4 to 30 times as many houses as most other builders in Ontario in the last 10 years - with only 1 claim.

I believe that with 4 to 30 times the amount of home-owners you should hear at least 4 to 30 times the amount of complaints. I would strongly recommend doing a home inspection however if you are worried about build quality - I plan on doing so at 30 days and 1 year just because this will be my first home and I wont be able to check everything as diligently as a home inspector.
