 Post subject: design centre payment

just wondering if someone could give me a quick answer on this.
with the design centre upgrades, the payment is 35% and the rest is stacked onto your mortgage correct?
when do you pay the 35% down, is it the same day as your DC appointment? or at a later date?
and payment, can it be through credit card? or does it have to be cheque or some other form of payment?

From what I recall my experience being, the total amount is added to your purchase price, and then your mortgage is your total purchase price minus all your deposits and CMHC fee if there is one in your scenario.

However, if you qualify for only 5% down, you can get back any surplus deposit over and above the minimum 5% down, when you close.

I believe they will require cheques.

You will have to pay 35% of the amount on the day of your design center appointment. The rest can be added to your mortgage.

We paid in 3 installments - the first through a credit card and the rest through post-dated cheques (can't remember now but I think it was monthly instalments).

you will need to pay the 35% at the appointment. I was able to pay it all through credit card. Not sure what the maximum you are allowed to charge.

The 35% I split in to 3 payments. I paid the first of 3 payments at the DC appointment using a credit card & the last 2 payments were withdrawn from my bank account with post-dated cheques

You also have the option of paying it all immediately on the day of your DC appointment. And yes, you can pay by credit card.

Does anyone know when purchasing a home/townhome from Mattamy how the deposit works with regards to registering etc.

When you select your home, you will need to pay a deposit on that day (by cheque). Then you will need to provide 3 post dated cheques which will be taken out monthly from your account. Mattamy may have changed this...you will find out at the sales offices.

Does anyone have a ballpark on what they paid at the design centre? Apart from the architects options, what would a typical amount be? $20-30k or is it usually higher?

It all depends on what you choose...what upgrades are you looking at doing?
Some people spend next to nothing and others will spent thousands. A lot of people choose the major things to do (floors, stairs) so that they're not living in a construction zone while they do the renos. We upgraded to avoid those incidences...we spent about $10 000
