It depends....

Oak? Maple? Stained or unstained? What type of handrails? What type of pickets? (wood or metal?), carpet runners?

You can spend between a few hundred to a couple thousand. If you visit the design centre see if you can get a copy of last year's phase 11 upgrade price list for your model. The upgrade prices will probably be different for phase 12, but at least it will give you an idea.

We have the old upgrade price list for the Tothburg model. We have a lot of questions though that we haven't asked yet at the design centre about what some of the upgrades mean. We basically just want the existing oak stairs to be stained the same color as the hardware floor's going to look like in our upstairs hallway. That and also some carpet runners going up the stairs. We're going to keep the pickets, hand rails, etc the standard oak wood but also stained.

You can get a "all site" upgrade price list at the design center (not model specific) I think it mentions staining the stairs was something like $800 ? Or close to that. For total upgrades you can end up spending up to $3000 on the stairs depending on how fancy you go with maple wood, iron pickets, fancy posts, etc...But it's different for each model too.

A word of advice: don't believe the rumour that hardwood must be done by the builder. This fallacy was told to us a while ago by a friend, and when we went into the design center, one rep reiterated it. (though to her credit, another rep denied it)
As far as I can gather, hardwood on the stairs is something that some other contractors will turn down, because they are tricky to do. We have another friend however that had his done two weeks ago, in a house that's 20+ years old. They look gorgeous. It can be done afterwards.
Having said that, it is probably considerred to be one of those changes that we are contractually not allowed to make for the first year or two, until the house settles more. It is also easier to do it through Mattamy.
I just wanted you to be aware that you have options, that may be less expensive...

Just a quick note for people that have little children

Regarding: What type of pickets? (wood or metal?)
We have metal posts in our current basment stairs,
our daughter (now 8 1/2)
fell down the 2 bottom stairs when she was 2 and split her forehead opened (3 stiches). :cry:

Might be a thing to condider if you really want metal posts.
