What's your best guess all you mortgage brokers for what interest rates might be down the road in Spring of 2014? :)

I would love to hear some educated guesses as well! I'm up for renewal at the beginning of next year.

It really is impossible to know for sure and any answer really isn't much more than a guess. That being said, given the state of the global economy, I would anticipate them to still be fairly low overall. Under 3.49% for a 5 year fixed. Although, anything can happen of course :)

I would also agree with Paul 100%, except on one small detail - they will go to 3.57%

Those who are suppose to be making "educated" guess in the last few years (leading bank economists) have been wrong more time than i can remember. Especially with regards to prime going up.

It makes sense for the rates to stay in the 3% range but we shall wait and see!

I hope they stay pretty low. :) Used to be a builder's banker offered low capped rates for up to 18 mths. but now the rates for holds are not low at all. :?

the 18 months capped rates were always higher then the 30-60 day options. Best we have now is a 6 month hold at 3.25%

Our last brand new build was in 2003, at that time we were guaranteed a locked rate for at least 12 months of the going rate capped. Obviously it's changed since then. :?

it obviously depends on a few factors but on 30 day close, you can get 2.80% (high ratio) and 2.90% (conventional) and both with 15% pre-payments.
