A few days ago(3-4), just saw a listing of old plan corner house (Lucan is refined modal of that) listed around 699k in wilmont area. Prices are crazy. So can we assume Lucan corner in phase 3 are around at least 700k.

I believe probably close to it. In Brampton they are listed for 633 to 650.

The one on Farmstead is a 36' Plan 3 Corner (1977sqft), so quite a bit bigger. Busy street though and quite basic finish-wise. I don't quite think it's worth what they are asking, but you are right in this market crazy things are happening.

I figure my Lucan is worth in the 710-720k range with the finished basement I just put in. A Lucan with similar finishes to that Farmstead house might be in the 650 range?

Somehow the prices in Brampton are nearly identical to Milton right now. Their housing market is even crazier than ours at the moment.

Hi lucan owners,

Anyone with the fourth bedroom option finding that room colder? It's over the garage but they spray foamed the garage ceiling before drywall. My teen likes to sleep with her door closed and when I head in there I feel the temperature difference right away.
Thoughts?

If you have the vaulted ceiling. Maybe the insulation in the attic has blown away?

We have the family room version with vaulted and the whole space only has 1 cent but seems the same temperature as the master.

Mine has a high return air to the furnace which probably sucks most of the heat out.

Good to know. We are within our 30 days so it's going on the list. Hopefully they'll check the insulation. And our return is high too. That makes sense about sucking in the rising hot air. Maybe they will lower that or move it to the hall. All I know is I won't leave it like that.

What you can do is cut out a low return in the same part of the wall, and seasonally choose which one is closed/blocked. When it's furnace time, have the bottom open/top closed, and when the AC is on switch it up.

For us it's only the guest room so we haven't changed anything as it's usually not in use.
