Hey Gus! I purchased the Lancaster model closing mid August. Got the super shower and loft from the architect's options. I'm not aware of the 4ft drop in the backyard. Where did you read this? At the Mattamy university, we were all told our homes comes with a hot water tank form National Home Services. I'm not sure how much the rental will cost monthly but I currently have a Mattamy townhouse and am paying over $50/month. Ridiculous. I remember calling to see if I can buy out the tank, it was like $2k! |

The main reason we picked the Lancaster model was because of the layout is what we were looking for and the 2 garage door parking. Shame we can only fir 1 car in the driveway out front! Found it kinda odd we had to pay extra for a loft as oppose to having a 4th bedroom(less work for them essentially). Did you do any big upgrades inside of the house? We got a frameless shower, smooth ceilings, replace knee walls posts (making it feel more open), sous kitchen upgrade, gas stove and bbq line. Did you move the laundry room to the main floor? We were considering it. |

lol funny you should say that. I drive a Corolla! Do you have a sidewalk on your street? Matttamy are sticklers with changes made after the set 'dead lines'. Don't know when our frame walk will be but I'll keep you posted. Not sure about the laundry room. Have you had your design appointment yet? The consultant would know. |

Hello fellow Lancasters. We are over in phase 3. We did the rough in/bigger windows in the basement, added side door, bath oasis, double sinks, glass shower, got rid of the kneewall upstairs, executive kitchen package...that's all I can think of. As for the parking I'm fairly certain that you'll be able to park two cars. The garage offset is only 2' not like the other models where the entire garage is pushed forward. |

We purchased a Lancaster in Phase 3 as well. It was $1800 to remove the knee wall on the 2nd floor and replace with railing and pickets. |
