I'm having a hard time visualizing the front area when you first walk into the home, is it small and cramped? Does the hallway leading to the dining room and living room narrow? (we thinking of putting a side-door) Now that you have moved in, what do you like and dislike about this model? We just purchased this model over the weekend however we have 5 days to change it.

Hi
I bought this model which is fine. I prefer the model which is about 2500 sf, but that model can not park 2 cars on the drive way. So we decided to choose Pelham. I like the office on the main floor. The kitchen is huge.

Thanks for your feedback! Do you remember if having smooth ceilings on the 2nd floor was an option? Would you mind sharing some of the pricing of the upgrades, like how much was it to put hardwood floor throughout the kitchen and the hallway upstairs?

I have the Lancaster and smooth ceiling on second floor was $2600 and main floor was $1900 as the kitchen/breakfast area is already smooth

Wow, that’s crazy expensive. In my current home (also a Mattamy) it was only $1100 for the main floor, I don't know what it was for the 2nd floor as we opted out which I later regretted.

dog75 - did you have the option to move the tub from the basement into the laundry room on the 2nd floor? I really dislike that there isn't one in there already, I use my current one all the time for the kids stuff.

there is no such option since the room is small. I have asked the same questions. That is fine and you can use the washroom to do that on the sec floor. I do not like the bathtub on the main washroom on the sec floor since there is no window in it. I upgraded to glass stand up shower..

I have a Pelham closing in May 2017, just would like to ask if there is transom above the front door and the patio sliding door? Is there an option to replace the sliding door to a double garden door? if yes, how much? Thanks.

The foyer is very small, and I personally don't care for the closet directly in front of the main entrance. The second floor hallway also feels odd. The "L" shape between bedrooms 2 and 3 doesn't flow.

Just my opinion... I don't own a Pelham, but I've been in one.
