Hello!

My fiancé and I purchased an Elmira FC in Phase 2. I was just wondering if there are any other Elmira's out there? If so, what upgrades did you pick? DC? Arch options? What's your elevation? Lot number?

Got an Elmira EM, Phase 2
For Arch options, went with the following:
9’ceiling on 2nd floor
3 bath plan, with opt. door to main bath
Cold cellar
Alternate kitchen

Haven’t done the DC yet, but here’s a preliminary list:
Smooth ceiling on ground floor
Additional operating pane in 4-6 rooms/areas
Oak picket to square profile (chamfered)
200 Amp panel
Tub shower light and ceiling tile for the two other bathrooms
Line voltage recessed potlights for kitchen
Dimmer switch for potlights in kitchen
Conduit from basement to attic
Additional Split plug/t-slot above kitchen countertop (does anyone know how many is included?)
3 way switch for stairs and hallways
Extra GFI outlet for garage (for garage door opener), backyard, front porch (for christmas lights)
Additional exterior light for backyard (x2) and side
Cat5e in all rooms
Cable tv rough in for select rooms
1”Gas line
Additional capped gas line to exterior
Additional capped gas line for future gas
Fridge cold water line
Relocate hose bib to front
Plasma ready wall
Security system rough in only

Sous kitchen
Wider fridge
Island outlet
Rough in for pendant light
Cabinet hardware -1st level
Colour change island base cabinet
Quartz countertop
Backsplash
1/2 “underpad
Delete upper cabinet over stove/cooktop
Delete kitchen bulkhead
Delete rod/bar in closets
If possible, increase from 6”to 8” vent/duct for kitchen hood fan? Not sure if this is even necessary for gas stove?

Anything else I should consider for my DC appointment?
Has anyone added a capped electrical ceiling box? And if so, where and for what use?

Hi Whirlwind,

Sorry that I was a bit slow replying; it's been a really busy week at work. :)

We bought the FC Elmira and did our DC appt a couple of months ago. I'm out of town, so I don't have my full upgrade list with me, so I may be missing a few items.

Arch options:
- 9 foot ceilings on the second floor (this is one of my fav upgrades! We went into an Mattamy open house in Oakville and the 9 foot ceilings really opened up the space and made it look bigger)
- I can't remember what it's called, but the package where you get bigger windows and a rough in for a bathroom.

DC upgrades

Kitchen:
Grande Kitchen
upgraded cabinets
Fridge Cold Water Line
Brick pattern Tile
Stacked Cabitets
Island outlet
Delete bulkheads
shorten cabinets for 9" (I think) hood fan
Made adjustments for 36 inch cooktop

Relocate hose bib to front of garage (I think we might have added a second one, but I can't remember)

French doors on office
masterprivacy lock - master bedroom
Plasma ready - great room

We also have a list of things that we'd like to do right after our house closes
- Hardwood on 2nd floor
- paint
- Granite or quartz in kitchen (bathrooms eventually)
- exterior pot lights
- valence in kitchen
- air conditioning
- Garage door openers
- Shutters
- Crown moulding and larger base boards
- back splash in Kitchen

How about you? Will you be doing any upgrades after the house closes?

Whats the cost on the toe kick on island? I didn't see that in the design guide.
Also, how much is the faux doors on island?

Do you have any idea what the doors for the den will cost after close? I assumed that they would be more expensive, but never did the research.

The Toe kick and faux doors weren't in mine either. The Toe kick was $542 and the Faux doors were $940.

Have you been told when to expect your DC appt? Ot Mattamy U?

I'm thinking of adding the doors to the den sometime after closing, once I figured out if I prefer it with or without doors. Not sure if It'll be more expensive afterwards, but I think its better to hold off on it since I won't know what I prefer until I move in. My DC appointment is soon so I need to finalize all my choices.

I asked my rep about Mattamy U and was told it won't happen until sometime next year.

Gotcha! We're planning to use the den as my office, so we know that we'll need the doors.

Hello Everyone,

I just stumbled across this Wild Rose Model, currently for sale. For those who aren't aware, the Wild Rose is pretty much the same model/floor plan as the Elmira.
