Thanks all! I own a Mattamy town home right now, and our neighbor (same plan, different elevation), all her rooms are slightly smaller (1-2 feet less in depth), so that was what I was wondering. It makes a difference when you are talking about kitchen storage, and smaller rooms to begin with... I figured with our detached it would be the same idea... just wasn't sure if Elevation A would be smaller or larger than C.

I guess we will just have to wait and see.

Did anyone upgrade to the hardwood stairs with the builder? Or have the upgrade costs for that?

Thanks again for the great response!

As for the stair case, we got all oak with the thickest pickets and railing and paid $1500, we also paid to change one knee wall to rail and pickets and paid $1200. We only had to change one knee wall because we changed the familyroom into a bedroom. We also paid the $100 charge to have square pickets instead of the traditional ones. Hope this helps!

Thank you! It certainly gives us a good idea of the average cost. Definately going to do this with the builder, as after I think an oak staircase will run us about $3000+

+1

I think the rails maybe cheaper if you have 8' ceilings as the 9' ceiling it adds couple more steps on the 2nd floor.

Here were my upgrade costs recently:

ALL OAK R3C 1 5/16" $1389
Newell Square Upgrade $118
Victorian Newell post - each $617
Stain all staircase Paint n Stain $980

Rail & Picket in lieu of kneewall (per side) $1159

yes you are correct, what I paid was for 9 foot ceilings

yup the value has continued to rise. "Deline" doesn't appear to be in site.

our home was the second link you attached, and it sold in a day.
PropertyPat did a great job for us!

Hi, I was wondering if anyone has finished their basement and is willing to share pics. I'm trying to make a floor plan for ours.
