rrknight, milton_bound had offered to email pics of his juneberry earlier in the thread, so you should pm him as well.

I've seen his doublesided fireplace which has the wall built up above it to the ceiling and it looks fantastic! It's not rocket science to imagine though: basically it's just like a regular fireplace, except that it's also a fireplace on the other side of the wall too (tada!) and if you look through the logs you can see the hardwood floors on the other side. :)

I suspect you're also looking for a pic of the doubleside fireplace which is open to above -- I haven't seen one of those yet myself. Let us all know if you find one. Thx.

This question is for those that have closed already.........if your tv is above your fireplace, where does the conduit lead to? The basement and back up again or straight into the media niche? I'm thinking the basement which means I will need lots of HD cable for the back of the tv...........

Can anyone confirm?

Hi, I was wondering has anyone left the space above the fireplace open? I think I would like mine open, but it seems like everyone is closing up the wall. If anyone has left their space open can you please post some photo's.

Hi milton martian, we just had our first structural appointment yesterday and the cost for this was around 173.00 total and not per door. I was a little annoyed to have to pay to remove 2 doors as well but it is what it is- they'll get us one way or the other :shock:

LOL... Wow, there's cost for every thing... Cost for deleting a door seems kinda ridicules. When I purchased my first Mattamy home you could move walls, make them 1/2 walls, at no extra cost. I understand why they stopped the wall thing. But, a simple door, this is getting a bit much...

We're doing the double-sided fireplace, so don't know the layout of the alternate, but our design consultant did give us a scale drawing of the entire 2-way fireplace wall showing the dimensions of the doorway opening, fireplace opening, and media niche with detailed shelf layout and measurements.

So for sure they'll have this same type of drawing for the alternate layouts and you can ask your design consultant for it if no one else has it handy in the meantime. Good luck.

Curious what other Juneberrians are planning for operational windows... is anyone considering extra ones and which ones?

We were told that only one window in the master will open so we're thinking of adding the two extra master windows. And we were also told that the ensuite window over the toilet won't be operational ( :shock: ) so we need to upgrade that one as well.

We're also debating about making the little window in bedroom 3 operational as it might give a good breeze through the hall.

Interested to hear what others are thinking. Please share... thanks.

Thanks for the window tips. It had not even come up in any conversation we've had before. I had no idea some of them were not operational. Too late for use though as we are almost in. We'll have to live with it. For me it's not a big deal.

Question of my own - does the island seat 2 bar stools or 3?

Hi Shelly, I didn't realize you were so close to closing ... when you get a chance could you please post which windows are in fact operational in your master and ensuite? (I just have such a hard time thinking the window over the toilet won't open, and I'm not quite sure I believe it.)

The breakfast bar will seat 3 very comfortably and even 4 in a pinch. We have a 6 foot breakfast bar in our home now and can seat 3 at it, so the Juneberry's 8 foot bar will seat 3 with plenty of elbow room room to spare.

I'm going up tonight to have a look. Are you saying none of the windows in the ensuite will be operational? I don't care about the others, well maybe the toilet downstairs, but I want the ensuite one's to work. Darn I totally overlooked the windows.

I'm too busy looking at bar stools for the island! LOL They are expensive man.

Our DC didn't seem 100% positive as she was unable to get a definitive diagram showing which windows would be operational, but she said that only one of the 3 master bedroom windows would open and only one of the ensuite windows.

We wanted to know which ones so we could determine if it was worthwhile purchasing additional windows. She went upstairs to ask, and came back saying she was told that the only ensuite opening window would be one of the ones over the tub. We were like "you mean we can't open a bathroom window without stepping into the tub?" ... she was like "yeah I guess so". (??!)

She recommended that we purchase the additional windows, and then 'if we find out afterwards that the windows would have been operational anyway, then mattamy will give us our money back'.

We aren't quite sure what to make of all this, hence am wondering what others are finding.

Shelly, if you can indeed check the windows and post which ones work it would be really appreciated. Thanks!

I'll check. The one over the toilet in the ensuite would have made the most sense to open as it would help if there's steam from the shower.

I checked the windows on the weekend and they are all fine for me.
The downstairs washroom is functional as is the window above the toilet in the ensuite. The window above the bath is functional and 2 others in the bedroom. I'm thinking as the windows are exactly the same, perhaps some folks had the non functional windows put in by mistake. I have lots of functional windows....... :)
