Yes, I'm sure Mattamy will say no to most my request, but no harm in trying. No, my imagination is not that good, the home I looked at is pretty much ready to give to the owner. Carpet is down and cabinet are installed, it had the standard kitchen. I like both kitchens, but I think I will be purchasing the alternate kitchen. The way my home sits on my lot all I will see is the neighbors brick work from that window so... I guess, some of my budget will go there.
The home I toured, was in HVE behind the big factory, 2nd street in, 2nd house on the left. I'm not sure the name of the street. If you want to see it you better go soon cause I'm sure the owner will be taking possession next week! I did take photo's but they are in my camera, not sure how to take them from the camera to this site. I am not tech savvy, I don't even know how to text! LOL So I don't think I ever get them on here Sorry. :(
Are you getting the extra bathroom upstairs? I haven't seen a Juneberry with this feature yet.
I think more of my budget will be spent on that feature. This gives guess there own washroom and I really like the idea of a larger laundry room. Besides, I figure it will cost me the same if not more to furnish that sitting space, so I guess that upgrade is like money saved :? Or that's how I'm justifying it! lol

Hi All,

I had no idea there was a Juneberry going up on Gooch! We'll have to check it out. Like Chris&Sarah we plan on using the loft as a homework area for the kiddies. We have yet to determine whether the third bedroom will be used for baby #3 :wink:



justagirl- that's awesome that you were able to see another Juneberry near completion and you have a lot of great ideas- I hope Mattamy will bend on at least one or two for you. If I PM you my email address would you be able to email me the pics? :D And i'm totally jealous of your daughter having all of that space!!

Our final structural appt. is on Tuesday. We asked for the shower door area to be widened about 6-8 inches. We added a shower seat. We are also paying for some additional windows to open- I had no idea that the window seat at the top of the stairs didn't open- so silly so we will definitely be adding that one to the list...

Sorry I can't send the cause I don't know how. Can I do it from my phone! I guess maybe I can. Send me your email and I'll try to send it. I can't guarantee... I have a hard time with the tex message when I press a letter I get a word... I'm useless, I don't know how to work my phone. LOL Just dial and talk :wink:

It's great to read the Juneberry comments above. We agree about the toilet being too close to the shower. Our DC took that change forward and fought for it but was ultimately denied. :( We really wanted that closet knocked out and the toilet moved back and would have paid almost anything for it, but at the end of the day they refused.

Like Buttafly we had the shower door widened 6" -- glad she told us about that one!! We also added an extra shower light to brighten the cave since we didn't want to do the full glass shower. We'll add a privach door to the shower/toilet area after closing, so didn't want the glass opening between the shower and tub. We might have the one side of the shower opened after closing if it's super-dark, but are hoping with the extra light and wider door that it will be bright enough.

We're deleting the main bath door from bedroom 2 but keeping the door from bedroom 3 and will put a privacy door to the tub/toilet area after closing.

We didn't see anything else structurally that we wanted to change. We did switched the hinges on the laundry door and changed a few light positions but other that that we think the house is perfect!

Glad to hear about the windows over the toilet and in the master. We'e ordering them anyway just to be on the safe side, but if they do end up for sure coming standard then mattamy will give us the $504 back. We were told that the window seat ones aren't operational but that one of the loft ones will be. We're going to skip the loft window since we don't think it will add much of a breeze if any (from the side) but we will make the little window in bedroom 3 operational.

Justagirl, re. the den doors if you are looking at french doors you might consider doing them after closing and having a contractor add a transom above (height matching that of the entry door). It probably wouldn't be much more expensive that what mattamy wants for their french doors anyhow. Similarly a contractor could switch the media center axis for you without too much trouble; it's basically just knocking out the drywall on one side and putting up a new sheet on the other, then a simple patch and paint. I think.

Hi d.del,

I don't see a way to hide your toilet with a privacy door but I saw the other thread and I totally agree with you that Fredd is a genius and carrying the tile across will look fantastic!! I never would have thought of that in a million years but wow it looks great.

With the Juneberry, the layout has the toilet/shower in a separate windowed area with a trimmed arch already. So all we have to do is add a door and we're set. No creativity needed. :)

Hi MiltonLeo,

Did you get a copy of your site plan? I think the sump pump location varies from house to house. May be something to due with grading and how deep your foundation is poured. On my site plan it show my sump pump being located at the front of the house. My house has a lookout so I would presume it is located there because the foundation is deeper into the ground at the front of the house.

Wow, thanks justagirl! Yes we did receive a site plan but we never realized the sump was shown on it. Just went back and looked at it more carefully now and you are right. I didn't realize there was a whole legend with all kinds of goodies marked on there (i had thought it just basically told us the site and the grading) ... very cool!!

I see our two dashes confirm our sump is in the kitchen corner same as backtomilton's. Drag ... would have much prefered it at the front like you have, since we are going to put a bedroom and large ensuite in that area under the kitchen. But I guess we will just soundproof the living bejeezus out of a sump closet enclosure. :-)

I know that plan has a lot of information on it! Did you notice those dots those are your side basement windows. This might be useful for you since your planing on finishing your basement. I believe mattamy now installs a submersible sump pump, I think it a little quieter. It is also neater looking you can be covered with loose carpet and a coffee table over it, but I'm sure you plan to have it in a closet in the washroom or something. Good luck with you basement project.

How was your closing? How are you liking the house? Do you have any pics you are just dying to share? ;-)
