Okay, under my first post I added TIPS and INFO for quick reference for us. Frendel's website is there along with a map. We'll try and keep it as updated as possible.

Also, another thought I had speaking to a co-worker was networking. If we pool our contacts together maybe we can save each other some coin. I know I have a possible connection to Appliance Canada and will be speaking to them regarding offering our street a discount. If anyone else has anyone connections please let us know!

Just a heads up...but went by the sales office and their are only 2 43's lots left, lots 26 and 27.

The new release were towns in the phase 14a? The phase close to the sales office.

I have purchased lot 31 Hazelnut elevation C with almost all the arch options except for the alternate kitchen

I close October 2010, or so they say....time will tell

I am slowly progressing through the pages of this thread.......WOW! How lucky am I to be part of this neighbourhood

The last time I was in the Sales Centre re the arch options, I did find out that a Greenbrier B is on lot 32 and a Hazelnut B is on lot 30

Looking forward to getting 'the book" too.

I went to the Design Centre on the weekend and only stayed for half an hour as the place was crowded

Great tips on the site.....the upgrades decision is all consuming

Welcome to the street! I was at the deisgn centre on the weekend too, just checking in and checking out what brick colours are available. No news on that as of yet.

On another note. We were thinking about switching elevations from A to B elevation. Any opinions or comments are welcomed...

why would you do something like that? i thought our house would be the only "B" in neighbourhood :wink:
good choice guys! We are closing Dec 4 and will have 2 weeks to do hardwood, stairs, paint, etc before moving Dec 19, so if you're around - please come by, you know where we are :P

Hard to see from the brochures the differences, but from what I can tell

B
* Has stucco (nice!)
* Only a single front door (boo!)
* Bedroom 3 will have a round nook (if it takes a square room and makes it bigger yay, if it takes a square room and makes it smaller, boo!)

Thats a tough one. I'm partial to double doors (was one of the benefits on our Wild Rose from moving to a 'C' is A/B are single door entrance.

No, the nook is not round, it has 45 degree wall inside, though it looks round outside. Hope this helps.

There are 2 Spicebushes on Gooch. Grizzly's and another one 2 houses to the west which is elevation A. For some reason, Its annoying me that the elevation A looks smaller from the front. I feel it will look awkward on our big lot. Not to mention all the 50' houses around us look awesome with the stone/stucco look. I love the double door entrance, but I think the elevation B just looks alot better. It also has a garage which is 1' deeper. I'm not 2 concerned about the smaller bedroom (14x11 vs 17x11) because most of the bedrooms are in the 17x12 range. That room will become the nursery and eventually the guest bedroom, unless I have 2 more kids... :shock:

Actually just to the east of us is 3 more Spicebushes, 2 elevation B's and 1 elevation A - we will by for sure...whenerv we go check out our pile of dirt...:P

Dean,

Its a tough call between the two Elevations...the brick & siding from A look great as does the stone, stucco and brick from Elev B. I myself though am partial to the stone & stucco (hence why we went with the Elev C of our home). Its all personal preference. However I do like the rounded "watchtower" lookout on B:)

Also, we've switched to elevation B for various reasons which we feel will be better in the long run not to mention we both love the look of that elevation.

Okay, from what I remember when we purchased our Phase 3 Vista homes is that the reason for the increase was due to the HST, which is understandable and I was told that part of the increase was also due to Mattamy including the developmental charge ($7888) to the price.

This was release to owners that were told to pay the additional developmental charge

We have previously written to you about an increase in municipal charges applicable to your new home that was imposed by the Region of Halton Council on July 15, 2009. As we indicated in our letter of October 2009, despite the increase, all parties remained committed to exploring alternatives and much effort was expended in this regard.

We can now advise you that these efforts have been successful. On November 18, 2009, Council approved a proposal providing that the increased charge will be recoverable. While not eliminating the increased charge, this new proposal reduces its overall cost significantly. In essence, current developments will be providing interest-free loans for the infrastructure works to which the increased charge applies, rather than wholly paying for these works.

Mattamy is pleased to advise that, in these circumstances, there will be no additional amount payable by you on closing with respect to this charge. Paragraph 9(c) of your Purchase Agreement still applies as it remains a defined form of “Levy” under the Purchase Agreement. However, in light of our success in dealing with the Region, we will not be relying on this clause to add in the charge to the cost of your home. The increased charge will be borne by Mattamy, as will the risk of delay and uncertainty with regard to future repayment.

We know that the prospect of you paying the increased charge has been the cause of concern. We have always shared your concern, advocated on your behalf, and are pleased to advise you of this resolution, which we believe you will find fully satisfactory.
