The HST was included in our purchase price. The govt has introduced a rebate for new homes equal to 75% of the provincial portion of the HST (8%) up to $400,000 purchase price, capped at a $24,000 rebate (75% x 8% x $400,000). When we signed our purchase agreement there is a clause in there that we forfeit the rebate to the builder, so I am pretty sure in this case that Mattamy will then apply for the rebate on our behalf.

Can I assume then that there will be no additional costs (money that I need to fork over) on closing associated with the HST?

I don't think there would be anything major. You will need to pay the HST on the legal fees, unless the fee you negotiated already accounts for it. As for the cost of all the upgrades, the design book says GST included…I am assuming that this will also include HST after July 1st and that Mattamy won’t send us a bill for the higher tax afterwards. Next time I go to the design centre I will clarify.
Also as mentioned earlier, when selling you resale home, you will now have to pay the HST on the commissions vs. just the 5% GST. Hope that helps!

Folks,

received an email from my design consultant....had to find out the price for the glass shower enclosure.....$3850.00 OMG!!

btw...the DC is closed now until Jan 4th

Ish, we looked for a comparable resale before buying. I think you saved big time buying new. Everything we looked at was smaller square foot wise and 50 - 60 thousand more than the new Mattamy. Also inventory was really low so you had to make your offers really quick and deal with bidding wars and like you said you didn't get to pick your upgrades. There was always something in every house we didnt' like.

Just a heads up- we got our glass shower door through Koski Glass on Main street here in Milton- great service and excellent price for a much nicer shower door than what Mattamy gives you.

Thank you for the info......did they have to adjust the plumbing in order to install the enclosure? I am really torn with Mattamy wanting $3850 for the glass shower enclosure for my model but I am also reading that Mattamy ends up putting the plumbing in one of the walls which will make add ing the enclosure after close difficult.

Hi kitty, Buttafly was talking about the glass door only, not the full glass shower enclosure. We got the door only as well, also after closing, and you're right that the plumbing is in the interior wall -- the one between the tub and shower.

So if you want the full glass shower then you should bite the bullet and do it with Mattamy as it would be difficult & costly to change aftermarket. If you want only a shower door, frameless or otherwise, then do that aftermarket.

The best places to spend money for upgrades from what I've heard are:

1. Kitchen
2. Master ensuite
3. bathrooms

Our last house we put in a full glass shower. One thing, its hard to keep clean. We used a squeegee on it after each use to keep it clean. Were debating getting the glass shower in the new house, but I think its only half glass (upper portion glass, lower portion knee wall\ceramic). Most of our upgrade money is going to the kitchen.

The way we've decided to do upgrades is anything structural we did it through Mattamy (eg. 9' ceilings, smooth ceilings, staircase, tiles, cabinets, etc). Anything that can be easily changed after we didn't upgrade (shower doors, hardwood, granite counters).

My guess just by looking at the picture is anywhere from 16-18. The lots were marked off...but I noticed they took those stakes away.

I counted it out and I thinks in front of my lot which is 18. Its been my curse for the last couple of houses. I always have a fire hydrant in front so I can pretty much say for sure its mine.
