Hi Dilex,
We didn't choose gas and Central Vac upgrades, but we moved the hose bib closer to the front so it would be easier watering the grass, not to stretch the hose across the whole garage as was per our plan.
We also want to choose maple espresso P71 or P73 kitchen cabinets. I can't see MUCH difference in the style ( of course there is some) between Classic and Viking but the $$$ difference is huge. We decided to go with executive package but to save on style choosing the standard Viking.
We also hesitate if we want iron or wood staircase balusters. What's the majority's vote? By now we've chosen plain iron pickets hoping to replace some of them by decor iron balusters after closing.

We went with the wood square pickets although the iron look is beautiful. It really depends on your budget. What put us over is that we went with the Victorian Newell Posts on the main floor....thought that the price was $600 for all posts....but no it is $600 extra per post! With two staircases, that is a lot of posts to upgrade!

We went with the standard kitchen cabinets as the colour we wanted was available in the standard (chocolate).

Our appliances are built ins so we opted for the additional gas line and microwave outlet. The stove outlet they moved for free to were the stove will be.

We did the hardwood stairs with iron pickets. There was only a $400 difference? It was minimal.

Our old house had the bib at the back, and it was difficult to access because of the cars in the garage. Then the hose ends up scratching the cars, etc. So much easier at the front of the garage for washing cars and watering the lawn etc.

We did not go with the central vac, we only moved the termination point to the garage.

We too have to do more research on were items will be.

I've always took the approach on upgrades as, anything structural or difficult to do, go through the builder.

We have the same dilemma, we want a slide-in range, but Mattamy requires specs at the time of appointment (ours is in April). So, if we buy the range now, might as well just buy all of them and benefit from discounts. On a different thread someone said www.goemans.com will keep them for you up to 1 year and you only pay a downpayment until delivery.

I will be buying my appliances from Goemans. They will hold them for you but I am going to wait until the summer to buy. I did get the specs for the Kitchen appliances on line and Mattamy was OK with that

We thought of that, but can you get some guarantee they will have the exact models later on? What if they get discontinued?

Yup......that is a risk
I am getting Viking appliances and they have been around for a very long time so I think I am safe with that brand.

Goemans will hold the appliances if you are interested in purchasing from them with a 10% downpayment and the balance upon delivery and they have a super sale on right now until the end of March

1> Switching the outlet should cost you under $100 after close, the gas line under $350 after close. If you get good deals after close this can probably be as cheap as ~350 for both
2> Central Vac through mattamy sounds like spending much money on stuff you can get for less later. Only reason I would ever consider going mattamy for the cvac is to get the kickplate in the kitchen which is only an option if you buy from them. You can get a great vacuum installed 3rd party after close for much less than $1500 and this is a good area where you can focus on stuff that will cost you more after close (like hardwood stairs, upgrading tiles and cabinets)
3> I regret not selecting this option, but then when they built our house, they installed it at the front of the garage. Perhaps we got lucky. They also moved the sump pump from where it says on the plans to somewhere more logical.

The packages that we had initially liked were not made available to us b/c our neighbours brick colour would be the same. So although our home is stone and stucco in front, and the neighbour would be brick in front, hence look completely different, they would not allow it b/c the brick in the back of the house would be the same. Oh well not much we can do there.

So that's the long update from us!

Thanks to everyone for the feedback and comments.

We will follow-up with Tiffany to move the hose bib, b/c I agree it’s a pain to try and access it when its further in the garage.

For the slide-in range, we have been given a couple more months to provide the specs, so we will probably buy the appliances in May/June and provide those specs versus getting them off the internet right now. So for others in the same position, talk to your consultant and do the same. They need the specs before they put the kitchen into production, which won’t be until the summer time. My only concern with getting the appliances so early is to ensure that the warranty does not kick in until delivery.

The warranty should only start when the appliances come in. When we bought our last set of appliances, the warranty kicked in upon delivery.

The warranty can't possibly kick in before delivery, the sale is not complete, you only put down 10%.

Juneberry owners, FYI on www.bytheowner.com there is a Juneberry for sale for $554000. Its on 319 Wettlaufer Terrace - I think lot 202 or 203. The open house is tommorow 14-March-2010 between 2pm-4pm.

On another note. We have been looking at appliances. Geez...We got quoted roughly 10k+ on our appliances, all Kitchenaid. And thats with me getting a deal through work. I think partly because we are going with built ins, so I understand there will be an increased cost. The microwave/oven combo is $4500 alone. Cooktop another $1500. The washer/dryer we chose is the Samsung steam versions. Just curious what other people are spending on their appliances. I think if we went with non built ins it be around 7-8k. :roll:
