I am happy to report that we bought all our appliances yesterday! Finally no more researching or price shopping!

We went with all Bosch appliances: dual fuel (gas cooktop & electric oven) slide in range, chimney hood fan, French door fridge, dishwasher (47 dBA), washer, steam dryer. Also got a 5 year warranty on the range, fridge, and washer.

We purchased from TA Appliances in Kitchener (definitely worth the drive). They have the biggest selection and best prices and the salesperson Trevor we dealt with was by far the most knowledgeable one we've encountered. Trevor's cell # is 519-239-6328 or he also responds quickly to e-mail tfron@taappliance.com (you could e-mail him the model #s you are interested in and he will e-mail you the pricing). Tell him you are neighbours with Diana & Alex. Their website is http://www.taappliance.com/. They have the MSRP pricing on the website but will take the price down from that. Delivery to Milton is $59. Deposit is 10%.

Hi guys,

We stopped by the Intracorp site just an hour ago to check out pricing.... And we can't believe how much it has gone up. 40' lots range from $485K (2000 sq ft) to $570K (2975 sq ft). 49' lots range from $620K (3100 sq ft) to $650K (3400 sq ft). Apparently these prices will go up tomorrow. Some lots have an additional premium for look-outs and walkouts of $20K. Looked like about half the lots were sold thus far. Closing dates are Jan-Jun 2012. So it looks like for those of us in lots 1-13, we will have to put up with some construction for 1.5 years, which is a bit of a bummer. However until then we will be able to enjoy unobstructed views of the escarpment :D

The goods news that we learned while there is that there will be a 15 acre sports park built just north of Main St with baseball diamonds, soccer fields, basketball courts, a playground, and trials. It will be a nice addition to the neighbourhood and just a short walk away.

Now the somewhat not so great news that we got...and we have mixed feelings about this is that the houses backing on to ours will have full walkouts (backing on to lots 1 to maybe 7) and then lookouts (lot 8 onwards). We cannot be certain how this will impact us but my initial thoughts was that these houses will tower over us and they will also have high decks that will overlook our backyards, hence we will lose our privacy. What is everyone's thoughts on this? Pros and cons? Maybe its not a big issue...I guess I am just somewhat disappointed at the news. May have to plant lots of big maple trees right away for privacy

We also visited intracorp yesterday. The privacy? On our Coombs street lots 14-23 are all lookout and they had to pay extra 5K for it. It was also our concern about the privacy, we'll plant trees to create some privacy :) or put gazebo. You have some more benefits: at least Intracorp has 100' deep lots that means houses will be a little bit further from you then Mattamy's.
The good things: our houses' value will automatically go up with Intracorp prices, and I was glad to hear about the park nearby, only no tennis courts there! I wish we could have some votes in planning the parks :)

Hi Romavi

I also attended the opening weekend of the Intracorp Homes sales office. The park plan shown in their handouts is only the builder's concept of what the parks could look like. The attached is the official plan map for the area. The school indicated north of Main St. W. has been relocated to the south-east corner of Pringle and Savoline Blvd. behind the houses along Pringle Avenue.

http://www.milton.ca/plandev/op_maps/Sc ... erwood.pdf

The Town parks staff who will be planning both the neighbourhood and district parks north of Main St. W. will be holding public meetings in the next year or two regarding what people want in the parks similar to the process for the Scott and Harrison parks recently (see attached link). So you still have a chance to ask for tennis courts for one of these two parks which will be built in the near future.

I will be posting more information on the neighbourhood plans when new information comes available.

Colin,
Thank you so much for your prompt response. It's a useful info. We'll try to participate in public meetings so our voice can be heard.

What school will be at Pringle and Savoline? A Public or Catholic?
Is that the same land that's on Mattamy's plan as future Catholic shcool?

Yes it is the same school- it will be a Catholic elementary school.

I am so glad we lined up for our homes. The Mattamy layouts\exteriors are so much better than the Intracorp designs. And to top it off, the price is better.

This shouldhelp increase the value of our area. We have everything close by, the Escarpment, Kelso Beach, Glen Eden, the sports park, etc...Just a great area to live in IMO...

I'm not to sure what to think about this. The lots are deeper so they will have and extra 15' to play with, so their houses will be further away from the property lines. I'm more concerned about the land grading and where the water will drain to. With their land sloping towards our backyards, their land water will be draining towards our yards. As for privacy. After the fence is up, I plan on trying to grow a creeper vine on the top of my fence for increased privacy. Not to mention, if you install a raised deck, the fence will not provide that much privacy anyways. I just hope their not to tall. I want the area to look good and hopefully the Intracorp homes aren't disappointing...

We are getting the chimmey style hood fan. Mattamy wants $100 to delete and finish the cabinets. You have to give them the specs of the chimmey fan. There are 3 sizes I believe depending on you oven/cooktop. They have a 30", 36" and 42", so pretty much the chimmey hood fan has to be the same width as your cooktop/oven. The fan Mattamy offers is a Broan which pulls 370 CFM air. We looked at other brands and noticed there are better ones out there available. Were looking at the Kitchen Aid one which pulls 600 CFM air.

One thing about OTR microwaves. We had the Pansonic microwave oven. The fan worked really well, I think in part because it had a turbo setting which pulled alot of air in. But the microwave always got dirty after cooking. I don't think we'l ever get an OTR microwave.

They have 2 kinds, they quoted me $1900. You can get it cheaper outside. Just depends on brand. I've seen them from $500 - $2500. Not to mention you can pick the exact style you want.

We are getting the chimney hood installed after we close. As Dean mentioned, just make sure to get the upper cabinet deleted.
The one we are most likely going to buy is Bosch, 600 CFM, 54 dBA (so is failrly quiet) and is priced at $1,500 and up. http://www.bosch-home.com/us/products/c ... rce=browse
The quality of this one is much better than the one Mattamy would install.

We decided on the Kitchen Aid KWCU465SSS. 600 CFM, 2.5 sones and uses a blower wheel. We may consider the Bosch one, but I'd like to keep everything Kitchen Aid for our place. Our last house had a mix of different appliances, so we wanna try to keep it all one product this time around...

Dean,
The Kitchen Aid hood fan looks real nice. I would keep it all to Kitchen Aid for consistency. That's what we're doing with all our bosch appliances. Quick question for you. Are you getting the 30" or 36" wide hood fan and is that the same width as the cooktop? The one you posted is 36". Just curious. Since our range will be 30" wide, we are going with the 30" wide hood.

Yeah, were going with the 36" cooktop. The sales guy I deal with said, most people doing kitchen renos usually upgrade to 36" or larger cooktops. The price difference from 30" to 36" is not that much, and the size is not that much. Were matching the cooktop size with the hood size.

I would do the same in your case, so 30" hood size.

Hey Dean,
Let me know if you are interested in the 36" Bosch hood fan. Typically that one is priced at about $2000. TA Appliances had it on display as a floor model for $1197 which is below their cost. I think on top of that they would give you a $200 Bosch instant rebate. So you could pick up the hood for $1000, which is amazing! The only thing to keep in mind is that it is a floor model so it may have a small scratch somewhere but to me it was not noticeable. We would have picked it up ourselves but need the 30" wide one, darn it! Other thing is that you would have to store it until you move. Just thought I would mention it to you!
