Location: I live in Hawthorne Village and sleep in Mississauga!
I have several buyers looking for 3000sf plus homes with all the bells and whistles. Two of them are in the $700,000 and up category, looking for a very large home that's completey loaded and one is looking in the 600-650k range for something slightly smaller. We've seen every single home that's on the market at 600k plus but none of them are quite right.
Any takers? Let me know if you're considering selling.

Have they seen the new Tothburg listing on Dempsey for $680?
Looks about $30k overpriced or more, but who knows in this market :) My guess is it'll sit for a while at the price.

I tried to get them in there on Satruday but the owners wanted appointments later in the day. Looks nice but it's the cheapest Tothburg elevation and a little close to James Snow.
As soon as they get back from vacation I'll take them through.

hi, i know my dad either has or is about to list a home in the 600-650k range, i believe its either 3000 square feet or just under. i have personally been in the home and it is quite nice. so if you have serious buyers let me know and i'll pm his number to you. the home is on southwest side of yates.

Cliff, I know you're searching over 600k, but this one just popped up today at 599,900 in case you're not searching below 600. (I'm assuming you've seen it though)

No bells and whistles, but it's a Westmoreland, on McNeil drive in HV.
Looks extremely basic - needs something to cover up that builder white paint, but definitely has potential based on size and price point.
Scoop it up for 575, and drop 50k in it to make it GORGEOUS.

FredD, ur killin' me! :). This is the place I am trying to convince my wife to buy. Ideally, I want to sell my Tothburg and move into this one but the only caveat is that we have 2 yr old and our home is in no shape to sell with food stains on the carpets etc. etc. etc.

This home has been listed for over a month at this price but they took the sign down for a couple of weeks and seem to have done some renos as I see some carpet rolled up outside.

I am a Tier 2 buyer who likes to pick up a property when all the dust has settled after the all the people looking for a wow factor are gone :). I mean at the end of the day you are just buying plain walls in a house anyways, all that furniture, decorations to "wow" you will be gone with owner :).

LOL!! I'd almost want to drop in a 530 bid and see how they respond :)
The 56' Power of Sale basic home on Storey sold by Amy late last year went for that much (I believe). This one looks similar in condition (without being overrun by birds and their p00p), and SOMETHING'S gotta give sooner or later.

Was it 599 before as well? I hadn't even looked at it! If this is a MinMaxx re-list, could it be possible that it is already sold conditionally and this is the re-list to show "Sold in 2 days" on the stats?

Yea, it was listed at $599 back then as well. Then a couple of days later their neighbour decided to list their Tothburg with minmaxx as well for $620 which was nicely decked up with 9 ft. ceiling on both floors. It went for over asking at $645 I think so now this one is back on the market again.

Yea, I remember the Storey Dr. Tothburg as well. It was listed for $540-$542 I think and sold for ~ $550, I think. That was a nice one finished stairs to the basement

bang on, good memory! Storey Drive was listed at $543, I just checked my notes on it.
Had my hopes up on that one, but Amy held off offers for a few days and got what she aimed for. I REALLY wanted it to sit there, but she got multiple offers and it sold right away. Too bad...

If I remember correctly, the property originally sold to a guy named Ali for $580 and was mortgaged for more than that.. yup, $587,366, here it is. I remember thinking Mtg Fraud about that one.

How does that work? I thought it sold for $550? How does this fraid works? Sorry, not much knowledge on this subject, thankfully :)

that was BEFORE the power of sale (which could have actually been the reason FOR the power of sale... just a guess, no evidence whatwoever)...

here's a very simple example of fraud...

Mortgage Fraud for Profit

There are multiple schemes within mortgage fraud for profit. Criminals may undertake one of these schemes, combine schemes or operate multiple schemes simultaneously.

Appraisal Fraud

Appraisal fraud, which involves the fraudulent inflation of the property’s value, is a common feature of many mortgage fraud schemes. This scheme may involve a dishonest real-estate appraiser providing an inaccurate valuation report to the lender, or it may involve a criminal group deliberately manipulating computerized real-estate-appraisal systems.

Criminal groups may pretend they are buying or selling properties that are much larger, newer or more recently renovated than other homes in the area. These properties receive fraudulently inflated values from which a large mortgage is illicitly obtained. When the criminals deliberately default on the mortgage, the financial institutions are left with a mortgage that is much larger than the property’s actual value.

Hey Cliff,

I have been in that Tothburg on Dempsey, and it's nothing fancy. I believe that it is overpriced. I went through 2 other Tothburgs that same day all for much less and they were nicer...unfortunately they have also sold. Good luck with your search!

Went and looked at the Westmoreland on Mcneil this morning. So, they removed the carpet on the main floor and put some cheap bamboo. The thing that killed it for us is that there are only two bathrooms upstairs for five bedrooms! :(.

Hey everyone, thanks for the help.
Regarding the home on Storey, I found that one for my buyers and we won the bidding. Payed about 5k over asking and still got them the deal of the year. It was waaay underpriced.
I've been through the Westmoreland on McNeil and you're right, nothing that really wowed me or my clients. In fact, I've been through every 3000sf plus home on the market, Dempsey too and the search still continues.
What I REALLY need is a large home of 3000sf plus in the Hawthorne Village School district that backs onto a ravine, pond or woods. Talk about looking for a needle in a haystack!
