We went by the site on Sunday only to have the security guard tell us he doesn't have keys to the houses anymore. Which we didn't believe. Since the doors were locked and there was a large window open Johnny thought it might be a good idea to jump though. I never seen a security guard so upset. He was screaming at us and tried to physically remove Johnny from our house. I don't recommend anyone try it......... unless you want to see how angry a security guard can get LOL!!!!

Thats the same security guard we had a problem with. He also got pissed when he found us in the house. Mind you, the doors were open so we went in. He doesn't like us because of the complaint that was put in. He actually accused me of putting the complaint in. He should try not coming into work drunk. Everytime I've talked to him his eyes are blood shot red. If that security guard ever touches anyone in my family I'd call the cops on him...He has no right to touch Johnny unless he's going to do a citizens arrest on him.

We actually find its better to come during the day weekdays that way we can speak to Andrew. Apparently we are losing Shane and a new person will be taking over.

Is anyone getting an inspector for the PDI? Or just the 30 day and 1 year?

If I recall correctly from Mattamy U - they do allow Inspectors at the PDI, however there is some type of form that needs to be signed to ensure a smooth PDI process etc...can't remember the exact details what the form covered but I am sure it would be very restrictive to the inspector.

Just curious, but has anyone met with their lawyer for closing? I'm just wondering if the developmental charges are being added? I know ours are capped.

It appears that a few of you have already signed up with Andy.

As to the other inquiry on home inspections, still no word.
Once I get my date firmed up, I will contact Andy as well :D

If Carole does respond, I will post the response here. If you wish to contact her on your own, feel free to do so...it seems she is still composing her group rate.

take care

Did you guys bring things to Joe's attention when your houses where at the framing stage or did you wait for the frame walk to point out issues. If you did point things out how long did it take for them to correct the issue?

They installed the kitchen window in our house but we ordered the upgraded kitchen where it it removed. I told Joe about when there was just a hole but since then they have installed a window and spray foamed it in. I called him back about a week ago and its still in there. I ready to remove it myself and frame up the hole.

I can just see the brick layers not bricking it in either than Mattamy having to go back and rebrick and that never looks right.

There are about a dozen or more other things missed but I'm guessing they can be corrected easy enough.

Oh the joys, eh GNAD? We brought everything to the builder's attention. Oliver was given the number for Tom who apparently is in charge of our section. He's been calling him about everything and he will go over and meet him there and they have been pretty good at fixing things quickly if it was something that was wrong according to the plans. I would definitely stay on it. If you want, send me an email and I will try to get Tom's # from Oliver.

Is anyone getting central vac or know of a good deal where to buy it?

I think Total package mentioned that we may do a group buy like with the garage door openers for CENTRAL vacs....I'll guess we have to ask him once the Garage Doors are done and probably once he is settled in.

I will be starting a group buy on Canavac central vac after the GDO one is completed. I will let you guys know ASAP.

BTW - I've booked my appointment with Andy Shaw from Halton Home Inspection Service for the 30 day inspection. He's had great reviews here and seems to be very knowledgable. If anyone else is considering doing an inspection I'd recommend booking him soon as his appointments are starting to fill up. You can reach him at (905) 876-4761.

Hi everyone....Carole emailed back! Here is the info she sent to me in the email

QUOTE FOR: SANDEEP GREWAL

Hello Sandeep,
Thank you for the email with the information I needed to provide you with a group quote.
I apologize for the delay in getting it off to you, my schedule in the last two weeks has been absolutely crazy.

Once again, Congratulations on your new home! Thank you for inquiring about our services at New Home Inspections and Consultants Inc.
You are making a wise decision in seeking professional help with your Tarion Warranty inspection, since this is the largest investment you will probably make, and as you know the responsibility lies with you (the homeowner) to ensuring
that your new home is built to the best industry standards as outlined by Tarion Warranty and the Ontario Building Code requirements.

At your request please find your 30 Day Tarion Warranty group quote below.
________________________________________________________________________________________________________________________________________________________

Below is a break down cost quote for you and your neighbors to review
It is based on the approximate square footage of the home and will show the regular cost with a group discount.
I will also provide below for your review a description of the 30 Day Tarion inspection and what is included for the cost of the inspection.
_________________________________________________________________________________________________________________________________________________________________________________________________________
30 Day Tarion and/or Year end inspection Quote:

Single Family homes up to 2500 sq ft: Regular price - $350.00 Group discount of 15% will apply for 2-5 homes.
Single Family homes up to 3000 sq ft: Regular price - $380.00 Group discount of 15% will apply for 2-5 homes
Single Family homes up to 3500 sq ft: Regular price - $410.00 Group discount of 15% will apply for 2-5 homes
Single Family homes up to 4000 sq ft: Regular price - $440.00 Group discount of 15% will apply for 2-5 homes.

HST will apply.
_________________________________________________________________________________________________________________________________________________________________________________________________________
FYI: Please note that both a 30 Day and Year-end inspection by us consist of a through inspection to the Exterior and Interior components, fitments and finishes of the new home and covers structural aspects as well as items of a cosmetic nature still covered under the Tarion warranty. It is based on a visual inspection of the readily accessible features of the house. Includes; basement, roof, attic checks, garage checks for OBC violations and gas proofing requirements, checks to the furnace, electrical system, HRV systems (if your home is equipped with one), plumbing system, lot grading checks etc.

As well as a consultation with you the homeowner to review the history of the house from PDI to present. It also Includes guidance and advice from us on submitting the Tarion Statutory Warranty forms within Tarion's specific timeframe. Followed by our unique complete written report system including picture pages, listing our findings and prepared on the appropriate Tarion Statutory Warranty Form, ready for your signature and faxing to Tarion and the Builder's Warranty Dept. We will walk you through the Tarion Warranty reporting process on the day of the inspection.
This service is unique to New Home Inc and was designed to make the entire reporting process as easy as possible for the new home owner, who has several other commitments to attend to. We are confident that you will find this service a good value.

A Year-end and 30 Day inspection, depending on how much of the PDI and 30 Day items were completed by the builder, can take approx 3 - 4 hours or more to inspect. Based on the sq ft of each home, I would like to assume a minimum 3 hours of inspection time.

Thank you once again. I look forward to hearing from you at your earliest convenience for any further discussion and/or review.

Have a Great day!

Warmest Regards.
