Sold. Over asking, and for $13k than it sold for 2 months ago. (I sold it, but then the buyer couldn't close so it had to go back on the market.)

Goes to show that while there are statistically better times of year to sell, you need someone with a pulse on the local market to keep you informed. There is a severe lack of inventory in this size and price range right now (as well as several others) that caused me to have 30+ showings in 3 days, and 7 offers for the property.
