We moved in few weeks ago and I notice that the distance between the floor joist (under the "great room" & "dinning room" ) are much wider than in the kitchen & front entry.
I measured 24 inches! between joist in the (great room & dining room) and 16 inches in the kitchen
Curious if other Juneberries are layout this way?
I suspect the joist would not be 24 inches apart, if I had order tile (from mattamy) throughout the first floor...

I believe, this is the case with every Model. Mine is also spaced out the same and I have "shining willow".

Yes they are putting them closer together under tiled areas now. We have an older Juneberry (built 2009) and it's got 24" joists throughout. I think they started doing 16" under tiled areas in 2010 ... or maybe late in 2009, not sure.

Anyway, 24" is code and for sure fine for the engineered joists for non-tiled areas so you are fine there. Apparently there were some issues with tiles cracking in some homes with the 24" spacing so they started putting them closer together under tiling for future releases.

Dan, weren't you supposed to be posting some updated kitchen glamour shots by now?? Would love to see how everything looks now that it's all finished. Hope you are enjoying your new home.

Hi miltonLeo, I will post pictures very soon. We are currently in the process of adding crown moulding so once that's all in I will take some shots. We are having a hard time picking a backsplash so that may have to wait, maybe you could give me some advice when you see the shots. Have to have the house in order for Christmas. :)

Should there be a cold air return in every bedroom upstairs?
I also notice that the air return is between the 2 studs and drywall -I thought there would be a metal duct, but that is not the case... I can't imagine this being an effective seal
