Lancaster, they are looking in HVOTP, which stands for Hawthorne Village on the Park, which is the subdivision south of the Milton hospital, not Oakville. Just wanted to let you know.
sm2012, you will save money about half the time.. and potentially the same amount as if you were to approach a listing agent directly. (Some listing agents off the record give a 2% or more savings on their listings if you buy without a Buyer's agent - assuming you don't mind doing the work yourself, which you clearly don't.) Think of it this way - a seller won't give you ALL the savings if they sell privately, they will expect some too, so perhaps you will save 2 to 2.5% if you're lucky , so the same as buying one of the MLS listings from agents that offer these savings.
Prices have gone up quite a bit since you started your browsing back in January, but on the plus side, your place has gone up in value as well. (The Plan 5 corners have jumped from 500k to the 530-550 range depending on upgrades.. and once crazy one even got $571k a few months ago!)
