hey all,

A bit off topic, but does anyone have an idea how much would it cost to demolish & build a new house about 1700 sqft .

Any recommendations on builders who do this would also be much appreciated.

I would check with the Town first to see if it is allowed and get a list of permits needed and know the restrictions if the are any. Also any liability issues.

$200-$250/sq.foot for something decent.

You could get away with $125-$150/sq.foot if you cut corners on structure, finishes, building envelope, and exterior veneer, but this is not the best scenario for custom home builds.

Architectural drawings could be as cheap as $10k-$15k, and can run up to $50k-$70k for a top notch architect who will be hands on to ensure the builder follows the plans to a T.

Demo can run $30k-$60k depends whats there.

Regarding builder/architect referrals, these folks are really a localized bunch, so it depends where you are planning to build?

Whats there is about 800 sqft of an old home. We estimate demo at 10-15k. Plus 10K for city permits.


For construction we were looking at pre-fab homes like www.royalhomes.com. Where it starts at $180/sqft .

any thoughts ?

I've seen them around but I'm not familiar with their work. My experience from a previous career was working with custom home builders who didn't use the pre-fab method.

Not sure what you are getting for $180sq.ft, but many of the items on their spec sheet look rather basic for custom home construction.

For example, I would upgrade from vinyl/plastic windows to fibreglass or aluminum clad wood; roof shingles to be 50yr shingle; subfloor to be 3/4" plywood versus 1/2" ; 2x6 frame construction on interior walls, not just on exterior; engineered floor joists with 12" centres as opposed to 16"; heating and cooling I would look into the benefits of geo thermal; etc.

Unless you have your heart set on prefab, I would get some quotes from local custom homebbuilders just to compare.

Another prefab builder to look into is modular home additions.

There are builds and places where 50yr shingles and 3/4" plywood would be overkill. Just staying away from OSB, and going with 1/2" ply will be a good value choice over 5/8", and 50 yr shingles aren't really that important unless you plan to be there for a long long time.
I wouldn't call the lower price per square foot 'cutting corners', but I will agree that there is a time and a place for both.

THAT SAID, if I was building something twice the size, on a small cul-de-sac of custom builds, and I was going to stay there a very long time, then I agree I'd totally go overboard on the materials. (Sorry for saying cul-de-sac. I'm sure I'm not the only one who thinks that term sounds weird... cul-de-sac...)

Valid points here.

I went on the assumption you were going to build your "forever" home here.

But if your building it as a stepping stone to a more luxurious custom home in the future or its not your last home...then saving some money on your per square foot cost makes sense...as long as what your building is up to similar standards of what's expected of custom homes in the area.
