I was wondering what would be the approx current value of 1800 sq ft detached house at phase 7. There are a few upgrades. Thinking of selling it by October. Will the price significantly increase in coming 8 to 9 months?

No one has a crystal ball, but if past performance is an indicator, then yes, prices will increase if the market continues going the way it is.

Many factors can affect the value of your home, best to have an a professional agent come by and take a look when you are ready.


What is your definition of significant?

Expect a 3-4% annual increase as that has been the norm for the past few years (in the short term) other than a very recent nice spike over the winter months for some segments.

When I say "expect", i never say "assume" as it is always good to budget on worst case scenario.

As for current value, is it a 30'? Tell us a little more info and I will post a safe range you can use for now for budgeting, until you want a more exact number.

Thank you for your input. Yes, its a 30ft, built 2014. 3 bedroom plus loft on second floor. hardwood on main floor. Stainless steel appliances. kitchen back splash, pendant lights, upgraded vanities. Approximate price will be a great help. will be selling Sept/Oct this year.

Noblez, Fred is the best realtor that I have ever met. He is honest and works ridiculously hard for his clients. You will not regret using him for when you decide to sell. That said, providing him with the model and area would allow him to give you a better representation of the value.

Thank you Dan. Yes I have noticed Fred always helps out. Its phase 7 HVOP at Derry and Bronte. The the model is Nobleton. We do have sidewalk, I dont know if it will make a difference in price when it comes to buying. Thanks

Noblez: currently your range is between $525-540 depending on upgrades and exterior elevation. (add 3-4% per year time factor if you'd like)
For your model, to maximize sale potential (This only applies to SOME MODELS), You should DEFINITELY consider the simple addition of the wall and door for the 4th bedroom / den. With framing, drywall, trim, paint, and even moving a light switch (if you have to), the cost through contractors should be under $2,000, and this will give you an entry-level 4 bedroom home and immediately jack the price by $8-10,000 BUT, don't hire anybody, don't lift a finger or make any phone calls to start this work. I can email you details on how you can handle this "Improvement" minimizing cost and with zero interruption in your home while still maximizing the benefits in the sale price.
Don't worry about the sidewalk -- much of your competition in this price and size range when you sell will also have a sidewalk - this is more of a problem in the >2000sqft market.

NOW -- if you are planning on buying another new one, you won't really realize much in terms of profits, after legal fees, commission, HST, closing costs, new build closing costs on the next new one, another land transfer tax on the next new purchase, new appliances, AC, window coverings, etc, so if you are doing this as a 'flip', definitely let me know and I can help you run through all the numbers to see if it is actually worthwhile doing. I've got spreadsheets and calculations with all this done since the question comes up a lot :)

Thank you for your valuable advise Fred. We wanted a double garage do went for another 30 with two car garages. We have calculated all the costs associated with the new build based on our last experience and it turns out we will be able to keep the same mortgage amount. Its going to be end of the year. Please do sent me your calculations as I want to compare. we are rather late to back on the deal though.
Question: does having bigger basement windows and three piece rough help with the resale value. We have it in the current one but were thinking if its really worth doing it in the next one. we dont plan to rent it out plus some said to me bigger windows mean less safe as someone can pass through. But on the other hand its not costing much to do it ($1250). dont know what to do.
I will appreciate it if you could email me the info for fliping including going for 4 bedroom from 3.
