Odds are prices for the next release will be higher than they are right now. They have always gone up from the initial release of the phase. Phases are priced differently because of location. Phase 3 costs more than Phase 17 for the same house.

You can try to ask Mattamy to see their drawings for that information (side walk, fire hydrant, etc), if they have it. It might not have been made yet. The street sizes you will have to judge by map. You can compare what is a main road, and what is a side street. If you want to know what the roads feel like, drive through an existing phase. The closest model home is in Kitchener. You can look at them over there. Mattamy is not a premium builder, so don't expect much beyond the basics.

Unfortunately in the market these days, Mattamy doesn't have to do too much to sell a house.

Hey guys, Does any one have any idea about the 2 story Springvale model? I have booked one for myself this sat and happened to see one built at Trudeo st. I am not impressed with the way the entrance is. The entrance door is completely inside the house unlike the other models, which have porch at the front. I am thinking of forfeiting this house and wait for the new release. Any suggestions?

(Pictures attached)

I just purchased one. That's how the door layout is on those models. It's a bit weird, but I don't mind it.

The inside is very nice compared to other models.

That Springvale model entrance door also provides some kind of privacy as opposed to the front door exposed in Front I mean. Also it is kind of space saving if you look at that angle also.

I didn't realize the Springvale's front door is like that, but I do think I like it. As other's have mentioned it's just that little bit of privacy that I think I would like. If the inside works for you, I wouldn't worry too much about the exterior.

a little thought for anyone who wants it, having a front door/porch for all to see its a deterrent to thieves. houses where the front door is hard to see makes it easy for someone to break the door down and for no one to notice it's been broken.
happened to my parents. police explained that houses that have the front door really set in is something thieves look for. one reason i really dislike a lot of mattamy's newer models. also, the room at the front of the house just seems like wasted space.

that is a good point that front door exposure to traffic is better from "thief" perspective. However, we are not buying houses in order to escape from thieves. Privacy may be more important than the thief problem.

Room at the front of the houses, lot of people prefer that because it can be used for different purposes. In fact some people buy those models specifically for that reason.

Now, so many variables to look into when purchasing a house including the prospect of having burglars!

the historic information is useless now. What you need is what is the current prices which you already have.

You do not make a decision based on what was something a year ago, two years ago and so forth.

 With a 30 inch lot you wouldn't need to worry about widening your drive way.
