We got elevation C. I liked elevation B the best and my husband liked elevation C. We compromised when he suggested that he should make the exterior choices and I should make the interior choices ... that sealed the deal pretty darn quick! :)

We also close in Oct 2009. I think from our closing dates that we mightl be neighbours! Are you on the little crescent?

And yep, re. the decorating, you sure did get the best end of that deal!! Actually my hubby thinks he got the best deal of our deal too (I get to make the decorating choices and he gets to be not bored silly -- ha).

Hi, we noticed that too but in a positive way -- it's one of the things we loved about this house.

Not sure if Mattamy would tile it up for you but I don't see why not. In case they won't, you could always ask to buy extra tiles and have it done after closing. The only thing to watch is whether you might regret shrinking the size of the dining room afterwards?

Our current dining room is only 12 feet on its longest wall, so when we have the table fully extended for a large dinner party it edges out into the living room (our living/dining rooms are just separated by an archway now). We love the fact that the Juneberry gives a full 16+ feet so that we'll be able to extend our table without worrying about what room some of our guests end up in anymore. :)

IMO the layout does scream for hardwood though, unless we want to trek across carpet when going to and from the foyet/kitchen/stairs. But I think it will look fabulous with hardwood floors in the great & dining rooms adjoining to matching hardwood stairs.

Hi londeners!

Hey that would be GREAT if it was April or even May .... we forgot to ask (duh)! I can't wait to see pricing for some of the upgrades so we can start prioritizing what we want to do (or more correctly stated, can afford to do ... details, details).

I'm hoping to get out there and just browse around one of these weekends. Keep meaning to do it, but haven't had quite the get-up-and-go yet as we're a couple hours drive away.

Wondering if any other Juneberry buyers have found this site yet? If so please post.

Come out, come out, wherever you are. For sure you're out there somewhere -- I recently found out that of the ten 43-foot homes on Street AY, fully 60% of them are Juneberrys. A popular model!! Not completely sure if this is good or bad, but I guess I'll opt for the glass-half-full view.

Hey londoners, have you been to the design centre yet? We were there a couple of weeks ago. We're quite impressed with the quality and range of selections.

We didn't make any decisions yet, but just got an overall impression of what the selections were like. They didn't know who our cabinet supplier was going to be yet for 5A (canac, cortina, or aya), who the faucet supplier is (moen or delta), etc. So we just looked at what the standard stuff and the upgrade selections were in various categories (lighting, doors, carpet, cabinets, faucets, fixtures, etc.) and left with an overall favourable impression.

For the most part we thought the standard selections were decent, so where we'll upgrade will be more a matter of taste than necessity. Which is good because we're already looking at over 20K wish-list-wise just in structural type stuff plus we want to do a fair bit of customization in the kitchen on top of that. So we probably won't have the dough to do much more up front anyhow unless we win a lottery soon!!

What colour brick did you guys like best? So far we haven't agreed on a brick colour (hubby likes brown, i like yellow) so perhaps it's best that we were one of the last on the street to buy and the decision might be made for us. :)

Hello fellow Juneberry owners,

My wife and I also recently bought a Juneberry, elevation C. We are in the Hawthorne Village (not on the Escarpment) so unfortunately we will not be neighbours. We are on Kelman Court. Our closing date is November 2008, which is way faster than we anticipated seeing as how we just bought a few weeks ago, but I guess it's because we are in the original Hawthorne Village and it would seem that they are trying to complete it sooner rather than later. When I flew in (live in Calgary) to buy, I actually thought the phase release was for the Escarpment, but evidently not. Oh well, we are good wither way.

We really love the Juneberry, but do have quite a list of things that we hope to change, should the Design Centre allow it. Here's a list. Please feel free to give your feedback on these ideas (positive or negative). Would be great to get other opinions in case we've overlooked anything.

-make door to the laundry room open the other way so that it doesn't open into the wacher and dryer (better to open into the laundry tub)

-close off the bedroom 3 adn 4 access to the main upstairs bath...we think it's unnecessary, more wall space in the bedrooms (especially the oddly shaped bedroom 3), and most importantly 1 access will probably stop some fights between the kids.

-in the master, make the door on her WIC more similar to his WIC so that there is less interference with the main bedroom doors. i.e. move the her WIC door more towards the his WIC and flip way the door opens

-add storage in the window seat beside the loft

-other than that, would like to do some major changes to the kitchen. would like an in-counter gas range and in-wall gas oven. if we can do that, that will likely mean there is no room for the fridge on the same wall. hopefully then move the fridge to where the dishwasher is (right tight in the the corner), move the sink and dishwasher to the island, make the breakfast bar raised, and finally, the one i am not sure they'll let us do, move the window to over the chef's desk, and move both those two to exactly the middle of where the window and chef's desk currently sit. lastly, put a pantry where the chef's desk currently is, and a 1/2 pantry for a broom closet just past the pantry. (would love your feedback on these ideas particularly!)

The kitchen changes are pretty major and if they are allowed (and make sense in practice) could be rather costly. We'll see how far we can take that I guess.

miltonLeo, wondering what sort of structural changes you are making. We are still very unfamiliar with what sort of changes Mattamy allows, especially structural changes, so I am wondering what you are doing. Might give me a better idea what what they will allow us to do...and not to do.

Hi milton_bound,

It's great to hear from another Juneberrian. I'll try not to be too jealous of your Nov 2008 closing date. Oh who am I kidding, i'm green with envy!

You asked what kind of structural changes Mattamy allows. The answer, unfortunately, is not many. As you probably already know, there are a set of generic structural options that they allow for all models -- things like deeper basement windows, 9' ceilings, etc. Beyond that, for major things that involve moving walls, doors, windows, etc. they have a pre-determined set of options called "Make it Yours". If it's not covered by those predetermined options then it's a no-go.

There are 5 Make-it-Yours options that we know of for the Juneberry. They might add more, but when we bought these were what they were planning at the time:

1) standard fireplace in lieu of double-sided. Fireplace would be on the outside wall and maybe there are extra windows beside it (can't recall), and then the current double-sided fireplace between the great and dining rooms would just be a standard wall. (I can't imagine who would select that option, but you never know.)

2) parlor in lieu of study -- opens the room up by removing the wall to the right of the powder room, and using columns if I recall correctly instead of the double doors.... or something like that, I'm not sure I remember it exactly since we prefer the study.

3) larger laundry room plus an ensuite for bedroom 2 in lieu of the loft.

4) pantry in lieu of chef's desk.

5) alternate kitchen. Window on right wall is deleted. Sink and dishwasher move to island. Fridge stays where it is and the rest of that back wall beside the fridge is entirely pantry (like 6+ feet of pantry). Stove goes over to where the sink used to be. Chef's desk stays where it is. I think that's pretty close to what it looks like.

That's on our list too for the same reason you state. Can't imagine it will be a problem but if it is, no biggie to change after the fact.

Agree whole-heartedly. We wanted to blow those doors away too, especially re. the lack of useful wall space in bedroom 4, but the sales office told us it wouldn't be allowed. Would have preferred they skipped the jack-and-jill thing and put a second privacy door to the tub/toilet area instead. We might have that done after closing.

We hadn't noticed that. Good point, although they'd likely classify it as structural and not allow it.

There's an option for a hinged toybox lid with storage underneath. We're also wondering if they'd do straight pullout drawers since that's shown on a window seat in one of their brochures.

I think you'll be good for all those above, re. the alternate "make it yours" kitchen.

I think they'll do that as well, though we prefer flush so didn't specifically ask. The sales consultants said that in general the design centre will try to accomodate most design requests in the kitchen as long as they don't involve structural/mechanical things.

What do you mean by "move both those two to exactly the middle of where the window and chef's desk currently sit." ... what two? not following that part.

They won't let you move the window, but the alternate kitchen deletes it altogether. No big loss as we figure we'd just have been staring right at our next door neighbour's brick wall anyhow.

Love those ideas. With the alternate kitchen you will get enough pantry space for that ... you can then just decide if you want to keep it on the back wall or move it to where the chef's desk is. I think the chef's desk area probably makes more sense myself.

The options that are on our wish list, which include both pure structural things and some things that aren't so much structural per se but would be a major pain to do later (e.g. hardwood stairs) are:

9' ceilings on 2nd floor
5-6 additional operating windows (master, kitchen, hall, bedroom 3)
faux transoms over some interior doors
rounded corner bead
200 amp
upgrade gase line to 1"
rough-in basement bath
deeper basement windows
move taps off back wall in garage (if possible)
oak stairs with stain
add capped ceiling lights over island
add lighting in front and back foyer closets
ceiling light and/or wall sconces in study
extra cable and phone outlets in various places
two power outlets on underside of island (for sitting with our laptops)
counter-height vanity in ensuite
double sinks in ensuite
6' soaker tub, not sure about whirlpool
sprayer hose for tub in ensuite
alternate kitchen

One thing we really wanted to do was to delete the closet in bedroom 4 to make a bigger toilet/shower area in the ensuite. Then move toilet 90 degrees and back, add a cabinet or shelving beside toilet, and then a separate door to toilet/shower. Mattamy won't make that change so we'll look at having that done aftermarket.

We also want to change the kitchen quite a bit, including some plumbing, and aren't sure if Mattamy will entertain it or if we'll be forced to an aftermarket kitchen. Hoping there's some leeway with a bit of plumbing changes, but we'll see.

How did I miss this post?! I did a search but it didn't come up. This is great and I'm thrilled to see that others are thinking the same way we are about certain things in the Juneberry. I'm looking foward to seeing all of our houses being built.

Does anyone have any pricing on changes yet, for instance:

* 9 ft ceilings on the second floor
*Toy box/window seat in the bedroom
*Cost of the built in desk in the loft
*cost of the uppers and lowers in the laundry room
*smooth ceilings on the upper level

We were really hoping to get rid of the bathroom doors between bedrooms 3 and 4 and i'm quite disappointed to hear that we probably can't do that.

We will definitely be going with the alternate kitchen layout as I love having the sink in the island.

We will be adding potdrawers and valance lighting and possible a backsplash. I think we will be getting the smooth ceilings on the main floor done.

From what i've ready so far though I love the idea of an additional pantry on the other side of the chef's desk for brooms etc. Very smart!

Nope no call yet to pick colours but me and my husband were talking about this just today and thought we might go to the sales center and ask them what lots have picked the choices that we have so we can actually see them for ourselves. Picking from the samples just doesn't cut it and doesn't really give you a full idea of what your future home will look like.

We haven't been called in for brick selection yet, but we were one of the last on the street so we figure we'll get whatever's left over.

You went with the devon cream I see ... that's my favorite, love the yellow tones! Not sure what we'll end up with ... I was hoping it would be yellow but since you say it's a popular choice I guess that's not likely. As long as it's not pink I'm sure we can live with whatever is left though.

Can't wait to start picking interior options ... one of these days ...
