Summer time, AC does not work much because the ground floor temperature is not high, but the 2nd floor rooms in the front of the house and den on the ground floor is too hot. This is partly due to sun exposure to these rooms during summer time.

During winter time, the furnace must be working more so the ground floor temperature is maintained and as such the 2nd floor front rooms are too hot.

This may be something to do with the air flow to front part of the house and the back part of the house.

However, trying to find why the living room where the thermostat is located is always colder comparatively during summer or winter time?

This is 1 year old house and there is no humidifier or dehumidifier in the house. The basement is not colder.

Usually it is the opposite!!! However since your house is only 1 year old and should still be covered by warranty, you should call the builder to get you their HVAC contractor (not their handymen) to re-balance the system for you... This is usually done in the basement and then they do any adjustment at each air register as per your home spec that the HVAC contractor should have when they first installed the system to ensure that all ducts get sufficient air flow as per spec. I don't know if this will clear your issue 100% but it sure helped our house air flow a great deal when we had it done at our 2 year warranty period.

Adjust the dampers in your vents, and close ones that arent needed. Use the furnace fan to circulate the air in the house.

:idea: Most of the time,,,, the best way to learn about your new home, have questions answered, to check the performance of the homes systems, and to ensure things are working properly and as intended, is to have a proper and thorough new home warranty inspection by a competent and experienced new home warranty inspector. :wink:

If every thing checks out - insulation, air flow, returns, balancing, etc., then the best way to help with the hot / cold separation is to keep the furnace fan in the ON position all year.

AB: Have searched on this topic and that topic covers hotter second floor during summer, but this is somewhat different, it is throughout the year.

Halton Home: Have done inspections and even a inspection would not have covered this issue as this must be experienced by living at the house.

It is still with the warranty team of the builder and lets see what they can do.

It appears they did not do the balance when they installed the thermostat. We had issues last year after getting the possession where front part of the house, there was no air flow (I mean completely no air). All of you know who the contractor and Halton Home Inspection has mentioned more than once about that contractor and how shoddy work they do.

Well, one of the things I always ask clients during a one year warranty inspection is whether the house has been comfortable for them or not. Balancing the system, location of the thermostat, insulation, location and perfomanace of returns, air flow at registers, position of the home - facing north, south, etc., and even design of the home are all factors.
