Hey guys, just got back from Cambridge to check out Mattamy model homes. ALL their model homes their have 9' ceilings in the second floor. Both with 8' doors and 9' doors and 8' doors with transoms. I was not going to get the 2nd floor option, but after seeing the 9' 2nd floor...what a difference. I will post pictures when I get home. At the in-laws right now.

so i went by the site again ... cant stay away now lol. what a great area we all choose! its definitly a hot spot for sales right now ... glad we spent the time we did to secure our future!
it's all muddy now from the rain, just perfect for me to have fun in my truck with!

I went by the area too...muddy. When it dries up I plan on heading there.

Lot #34 was a $25k premium.

The other 2-3 had no premiums.

Thanks for posting those pictures, #1.
Although you didn't help my case. Oliver wanted the 9' and I couldn't justify the $$ but now my case has weakened.
Looks pretty awesome with the large doors too. From now on, please only post things that will cost LESS $$. I'm predicting that the money tree is going to wither really fast.

We are torn right now too. Our approach is basically anything we can't upgrade in the future we wanna do now. Granite can be done anytime, and hardwood, painting, backsplash, etc...

Structural stuff is a one time shot. Ceilings would be impossible to be done in the future, alternate layouts, etc...

Can someone translate that map of what is going in north of Coombs court? I can't seem to make it out.

I hear you, #1. That has been our thinking as well but I have been torn about the 9' ceilings. Especially since we have to cough up 35% of that up front. Just the structurals we are wanting are adding up FAST. So now I'm thinking of relenting on the 9' ceilings but maybe not paying for the larger doors.....but those pictures make them look sooooo nice.

Just standard 8' ceilings. Just look at your place now. Another thing to keep in mind, is hot air rises, hence higher ceilings, means you are colder when you are sleeping and higher heating bills. We are torn, but in the end I think we will keep the standard 8'.

What I did notice in the model homes that if the house is smaller, the 9' ceilings on the second floor made the house feel really big. The houses we have are 2500+, so I don't think its necessary.

I know we are 100% on the cold room, rough in, 45 deg tiles, arches, and 1 additional window/window seat, hardwood on stairs, upgraded gas line, smooth ceiling.

Still torn about the ceilings. So much $$.
We are pretty sure about the alternate kitchen layout, 45 degree tiles, bathroom rough in, 200 amp, hardwood just on stairs.

What's convincing you about the cold cellar, #1? I want one but it seems so expensive.

I've always had one. In the long run I believe its good to have. I've never seen a house without one. I know we use are to store food and supplies.

Is the 200 amp service beneficial?

if you notice on the 9' ceilings there are crown mouldings installed ... the reason for this is to circulate the air down. they do have a function aside from looking good. it minimizes/deletes any dead space at the ceiling. therefore your heating/ac bill should not be affected. :lol:
